John Imreibe, Royal Touch Car Wash
PURPOSE
John Imreibe has submitted proposed and current elevations for Royal Touch Car Wash, 1701 Weiland
Road. He is proposing to change the exterior of the building to match his existing businesses in other
locations.
Mr. Imreibe explained that he is requesting the changes due to the difficulty to attract customers. Part of
the problem is signage. There is a body shop in Lincolnshire called The Finish Line. The theme of the
existing business prior to them purchasing it was a racing theme. A photograph depicts the signage
above the detail center that reads The Finish Line. Customers confuse them with the business in
Linconshire. They want to advertise that they are a car wash and detail center. A photograph depicting
his Des Plaines location was distributed for review. The site is unique being on a corner. The signage on
the east side of the building is set far back and is difficult to see. The proposed roof would add about four
feet (4')of height to the building.
Ms. Neukirch can understand the request for the blue roof but believes that the blue would be too
prominent and neighboring properties would be adversely affected. A suggestion was made to use the
blue as an accent color rather than a primary color. Mr. Imreibe does not like the lighter colors because
they show more wear. The building is mostly white. Mr. Lesser believes that the blue stands out more
due to the building being mostly white. Mr. Entman asked if he would be open to a yellow roof. Mr.
Imreibe believes that a yellow roof would show staining because it is a light color. Then the signs would
need to have a darker face and it would not go with their color scheme and would not light up as well as
a lighter sign face would.
Mr. Imreibe would like Option A for the north elevation and would go with Option B for the other
elevations. Mr. Schar advised that sign variations would be required. It was suggested to remove the
$3.00 language on all proposed signage.
The current building has a yellow stripe of glazed tile cinder block. There is an Ordinance that mandates
the color of the building and the signs. Mr. Lesser agrees that the blue may affect surrounding property
owners adversely. Mr. Entman agrees.
Additional changes to the site were discussed concerning the relocation of the vacuum stations and to
construct a canopy entrance to the car wash. Mr. Imreibe was advised that the proposed additional
changes may be considered a major change would require review beyond the ART. Mr. Schar advised
Mr. Imreibe to contact him concerning the specific changes being requested concerning the vacuum
stations.
ART RECOMMENDATIONS
Eliminate the proposed blue roof and use the blue as an accent color.
Minimize the signage by using nature and nature of business only. Avoid roof signs, which would require
a variation.
Eliminate the $3.00 language on all signage.
Mr. Imreibe will review his options and resubmit to the ART.
