PROPOSAL
Dominick's, 770 Buffalo Grove Road—Modification of exterior design to "Lifestyle" design,
earth tone colors. The existing brick and stone to remain. Proposed modification to window
frames—painted black. Proposed paint scheme—Benjiman Moore Gargoyle—BM1546, Dunn
Edwards Desert Gray —DEC760, Dunn Edwards Bungalow Taupe—DE6172, and Dunn
Edwards Black—DEA187 (sample board provided). This is the proposed scheme for all stores.
Proposed green metal awning to replace current green fabric awning due to less maintenance and
would look better aesthetically.
ART RECOMMENDATION
The proposed changes are an overall improvement. Concern with contrasting colors with the
balance of the shopping center. Communicate the proposed changes with the shopping center
owner. OK to maintain existing awning for the balance of the shopping center. Proposed timeline
for Dominick's is Spring 2007, weather permitting. The proposed signs will require a Zoning
Board of Appeals variation. Four new light sconces are proposed, one light on each column by
the entrances. There are proposed accents to identify the entrances. They are proposing to change
the color of the exterior light poles to black - shopping center owner approval required. It was
confirmed that the outdoor merchandise as referenced on the display board is not permitted. Two
self-watering planters are proposed at each entry.
Approved as proposed subject to continuing one or two color designs to balance the shopping
center.

Appearance Review—Narrative
Dear Mr. Schar,
Per the requirements as spelled out for appearance review submittal, we are enclosing 6
sets of boards, showcasing the intended color changes to the existing Dominick's
building, as well as photos of the current existing buildings on site.
The purpose of the exterior color reimaging, for the Dominick's building is to add
warmer, earth-tones to the building fagade to help reflect the color changes on the interior
of the building, which are included in the previously permitted remodel work.
As you will notice,the existing Forest Green color will be changed to a richer, deeper
tone of a greenish-grey color(denoted as color 1 —Gargoyle). This color will also
appear as a top band/cornice color to help to create a cap on the building.
Awnings on this building will be changed out to be corrugated metal and painted
Gargoyle color to match the metal roofing areas.
The central sign field (behind the "Dominick's" sign) will be painted Bungalow Taupe
(color 3) and the signage fields at both towers will be painted Desert Gray (color 2).
Both of these colors have a light tan hue that will compliment the adjacent areas of
existing beige-colored man-made ashlar stone and red brick.
The aluminum window frames will all be painted Black(color 5). This helps to give the
glass more of a"frameless" appearance, and when viewed from afar appears to be a
single plane of material. This will give the windows on the Dominick's store a similar
appearance to the windows on the 2-story portion of the center, which also have dark
frames.

Even though the Dominick's is an anchor to this shopping center, its design is presently
stand-alone from that of the rest of the shopping center. This is due to its size, scale,
differing materials and current color palette. Currently, the only common theme between
the bulk of the shopping center and the Dominick's building is the green fabric awnings.
However, this "continuity" is broken at the single-story retail area to the south,which has
blue awnings, cream color masonry walls, and a dark gray cornice, none of which
matches the rest of the shopping center.
We believe that the proposed design changes will be beneficial to the appearance of the
shopping center, and not create any hardships on the remaining tenants. Additionally, the
proposed color changes will help to break up the monotony of continuous colors that are
often found in shopping centers of the past, and provide visual interest and variation that
is often found in many current retail developments.
