A letter of approval from Hamilton Partners dated November 10, 2009 has been received for the project. The proposed landscaping plan with revised date November 20, 2009 has been approved by Rick Kuhl, Village Forester. The proposed brick for the screening will match the brick of the existing building. Currently all mechanical equipment is located on the roof of the building with two (2) projecting exhaust stacks. Two (2) additional exhaust stacks will be added to the roof that will project above the roof line for the additional HVAC equipment on the north side of the building. RECOMMENDATION The ART recommends approval of the proposed exterior modifications as submitted. Ms. Neukirch believes the proposed sign for Festivity Resources is too colorful. Possibly eliminate the background color. Mr. Sheehan advised that on a previous submittal, the Sign Advantage portion of the sign, that is depicted with the solid white background, including the star and swoosh, had been previously approved. The Festivity Resources portion of the sign was not approved at that time and the applicant was advised to modify the sign so that it was limited to name and nature of the business and to limit the wording. Ms. Berman does not believe that the two sign faces compliment each other. They should be restricted as to the number of colors used in the sign. Possibly eliminate the background color and should be limited to the name and nature of the business. The background colors should compliment each other. RECOMMENDATION The ART does not recommend approval of the proposed ground sign face change as submitted. The following recommendation should be considered: 1. Use no more than three (3) colors for each panel. 2. Limit the copy to name and nature only. 3. The background colors of the panels should compliment each other. The proposed ground sign face change will be reviewed once revised color renderings have been submitted. Sign Code variations are required to allow more than one ground sign on the developed parcel; to allow the corporate park identification ground sign to be located within two hundred fifty feet of the tenant identification ground sign to be located on the same parcel; and to allow the corporate park identification ground sign and the tenant identification ground sign to be located within two hundred fifty feet of the two existing ground signs located on the same side of the street at 1701 Leider Lane. Ms. Berman asked if the building itself will be a multi tenant building or a single tenant building. Mr. Sheehan stated that question should be raised by the Zoning Board of Appeals as well as the intended use of the panels. The style and colors of the proposed signs are similar to the tenant ground sign approved for 1701 Leider Lane. The proposed color rendering depicts landscaping around the base of the sign. Details should be provided at the Zoning Board of Appeals meeting depicting the type and coverage area of the proposed landscaping. RECOMMENDATION The ART recommends approval of the proposed ground signs subject to the following information being provided: 1. The intended use of the tenant panels and clarification concerning single tenant use or multi tenant. 2. Details depicting the type and coverage area of the proposed landscaping. The sign was altered to include additional language "Welcome to" and "est. 1972". Mr. Sheehan does not have any issues with the sign and thinks the sign looks nice. Com. Dunn also believes that the proposed sign looks better than the previously approved sign. RECOMMENDATION The ART recommends approval of the proposed roof sign. They are also requesting to construct a roofed-over front porch and a one car attached garage onto the front of the home. These additions do not require a variation. Mr. Sheehan advised that a calculation of the proposed driveway was completed and there is no issue with front yard coverage. Com. Dunn stated that she knows one of the neighbors and they do not have an issue with the proposed addition. The proposed addition is attractive. RECOMMENDATION ART recommends approval of the proposed two-story addition on the rear of the home and the roofed-over front porch and one-car attached garage on the front of the home. Materials are to match the existing construction in like kind and quality.
