The addresses are commonly known as: Lot 3—6 Daybreak Terrace Lot 4—2319 Avalon Drive Lot 5—2317 Avalon Drive Lot 12—2310 Avalon Drive Lot 13—2308 Avalon Drive Lot 15—2304 Avalon Drive Lot 16—2302 Avalon Drive Lot 18—9 Daybreak Terrace Lot 19—7 Daybreak Terrace Mr. Fishbein stated that the proposed changes are simple and minor. They have stayed with the spirit and intent of the project. Ms. Whitley has been making sure that similar models and colors are not located next to each other. The three (3) model homes have been sold. Two (2) have already closed and one (1) is scheduled to close next week. That leaves eighteen (18) homes, twelve (12)of which have contracts and two (2) are in the attorney review period. They all have delivery dates starting in June, 2010. Mr. Pfeil asked if there appears to be a pattern of buyers. Are they local? Mr. Fishbein advised that the Fair Housing and Equal Opportunity acts do not allow them to ask. Ms. Whitley explained the proposed changes. Lot 3—This home is a 4A model. The buyers are requesting a custom color scheme for this model. They would like the home to resemble a traditional colonial style home with white horizontal siding, eggshell accent siding, black shutters and a red front door. Ms. Whitley did not have the color samples available. She will submit the color samples as soon as possible for review. This would be the only white house in the subdivision at this time. The white siding would wrap around the entire the home. Mr. Sheehan asked about the exterior colors of the home on Lot 2. Ms. Whitley was not sure but believes it is earth tone colors. Mr. Pfeil requested that the color samples be submitted. He also stated that this is a major color change from the approved colors. Lot 4—This home is a 4B model. The buyers are requesting an F color scheme but with brown shutters and a brown front door from the A-1 color scheme. This is the only proposed change to this home. Lot 5—This home is a 3A model. The buyers are requesting an H color scheme but with accent siding from the C color scheme. They are staying with the naval door and there are no shutters on this home. Lot 6 next door is an A-1 color scheme. Mr. Sheehan stated that the Plan 4 is a popular model. Mr. Pfeil asked if the buyers inquire about their neighbor's color schemes. Ms. Whitley stated that sometimes they do but mostly out of curiosity. They have not had any concerns. Lot 12 -This home is a 4B model. The buyers are requesting an H color scheme but with red shutters and entry door from the D color scheme. There also been an interior floor plan change that has created a small change on the rear elevation. A set of double windows on the second floor has shifted over. All other exterior details remain the same for the 4B model. Ms. Whitley explained that the home next door, Lot 13, has an A2 color scheme with the same red entry door. Lot 12 has a shake siding exterior while Lot 13 has a brick exterior. Even though the same red door will next to each the exterior materials are different. Mr. Brimm asked if Lot 3 will be using the same red entry door. Ms. Whitley stated that the entry door for Lot 3 will be a much deeper red. Lot 13—This home is a 4A model. The buyers are requesting an interior floor plan change that has created a small change on the rear elevation. A set of double windows on the second floor has shifted over. All other exterior details remain the same for the 4A model. Lot 14—This is not part of this review. However, Ms. Whitely advised that the buyers are undecided on the brick color. Lot 15 -This home is a 4C model. The buyers are requesting an F color scheme but with red shutters and entry door from the D color scheme. This is the only proposed change to this home. Lot 16 -This home is a 3A model. The buyers are requesting an A-2 color scheme but want to remove the entire vinyl shake detail and add brick. They have also requested to revise the front elevation to add brick on the front and to add brick wainscoting on the side elevation. All other exterior details will remain consistent with 3A plan. Carol Berman, Deputy Building Commissioner/Administration arrived. Lot 18 -This home is a 4A model. The buyers are requesting an interior floor plan change that has created a small change on the left side and rear elevation. A single window has moved from the side to the rear elevation. All other exterior details remain the same for the 4A model. Lot 19 -This home is a 4B model. The buyers are requesting an F color scheme but with red shutters and entry door from the D color scheme. This is the only proposed change to this home. There also been an interior floor plan change that has created a small change on the rear elevation. A set of double windows on the second floor has shifted over. All other exterior details remain the same for the 4B model. Lot 8— Ms. Whitley explained that the buyer for Lot 8 had wanted an 3A model but they could not due to monotony. So they requested a brick exterior similar to Lot 16. They are proposing to change the roof line, add dormer windows and use a brick exterior instead of siding. A proposed elevation was distributed. Mr. Pfeil stated that staff will need to review the proposed elevation and material change. He asked if Lot 5 is the closest 3A model. Ms. Whitley stated Lot 5 is the closest. Mr. Pfeil would also like comments from ART members Ghida Neukirch and Joseph Wallace who were not present. Mr. Fishbein stated that aside from submitting the color samples for Lot 3, does the Village approve the proposed modifications. There were no objections or concerns with the proposed window changes. The ART would like to see the color samples for Lot 3. Ms. Berman asked Mr. Fishbein if the window changes were reflected on the building plans submitted with permits. Mr. Fishbein advised that the window changes are reflected on the plans submitted. Mr. Sheehan stated that he can take photographs of the home located next to Lot 3 for comparison purposes. Mr. Nagorsky stated that Lot 2 was a model home. Mr. Sheehan has no comments on proposed changes, except for Lot 3 and Lot 8. He stated that there are a lot of proposed red entry doors. Ms. Vaid also believes that there are a lot of proposed red entry doors. Mr. Brimm had no comments. Mr. Fishbein asked that as they work with remaining buyers are there any other comments or concerns besides the red doors. Mr. Pfeil stated that they should do what the buyers ask, even if it is more red doors, in order to continue to sell the homes. The ART members agree. RECOMMENDATION The ART recommends approval of the proposed modifications for Lot 4, Lot 5, Lot 12, Lot 13, Lot 15, Lot 16, Lot 18 and Lot 19. The proposed color change to Lot 3 is subject to receiving color samples and review and approval of the ART. The proposed exterior modifications to Lot 8 are subject to review and approval of the ART.
