PLAZA VERDE EAST SHOPPING CENTER
EXTERIOR MODIFICATION AND PROPOSED WALL SIGN FOR
DISCOVERY CLOTHING, 1309 W. DUNDEE ROAD

PROPOSAL— Discovery Clothing, 1309 W. Dundee Road.
David Mangurten is representing George Hanus, owner, of the Plaza Verde East Shopping Center. Mr.
Hanus has advised that Discovery Clothing is struggling. He is proposing to modify the exterior of the
building for the Discovery Clothing location only.
The modification includes an architectural arch added to the top of the facia; change of the trim color to
red; and to bump out the wall sign portion of the facia. .
This review is for the architecture only. The wall sign will require a separate review for compliance with
the Plaza Verde Shopping Center Sign Criteria and the Buffalo Grove Sign Code.
Mr. Sheehan stated that the proposed modification does not tie into the rest of the Center. He does not
want to end up with a mix and match exterior throughout the Center. He objects to modifying a single
location. The same color scheme should be used in multiple locations.
Ms. Neukirch agrees and believes that this space will not be uniform with the balance of the center and
will not be an aesthetic improvement.
Mr. Sheehan suggested that the proposed modifications be applied to other sections within the Center for
uniformity. The building is currently almost all EFTS. They could possibly use brick, or a stamped brick,
for the front elevation. But too much brick would also stick out.
Mr. Pfeil understands that one business is having issues. He also believes that the proposed
modifications should carry throughout the Center. He stated that if three or four of the store fronts are
modified that would make it look more like a unified architectural feature.
Ms. Neukirch likes that the sign area of the facia projects out. She does not think the proposed red trim is
attractive. She prefers the existing green trim.
Ms. Vaid agrees.
Mr. Sheehan suggested they could work in the red with brick or stamped EIFS.
Ms. Berman added they should try to match any new brick with the existing brick column.
RECOMMENDATION
The ART does not recommend approval and made the following recommendations:
1. The proposed fagade modification should be applied to other sections within the Center for a
more attractive architectural appearance.
2. Use brick, or a stamped brick, or other recommended building materials for a portion of the front
elevation in lieu of the EIFS as set forth in the Village's Appearance Plan.
3. Any additional brick should be compatible in appearance to the existing brick column located
next to Discovery Clothing.
