Rob Freedman, Q.T. Signs
PROPOSAL
This review is based on additional information that was requested concerning the signs.
Mr. Sheehan asked if the petitioner intends to incorporate the LCD screen into the sign as depicted on
the proposal plan. Mr. Freedman explained that the main menu board ground sign will not have the LCD
screen incorporated into it. It will only have the menu cabinet.
Mr. Sheehan asked about the need for both menu board ground signs. Mr. Freedman stated that 100% of
the Wendy's stores have the pre-order menu board. The purpose of the pre-order menu board is to
display the monthly specials while customers are waiting in line to order.
Mr. Pfeil asked if both signs currently exist on the property. Mr. Freedman explained that both sign
currently exist but only the main menu board will be replaced.
Mr. Sheehan stated that at some point the pre-order menu board sign was installed without a Village
permit. The reason that sign is included in the variance is to bring that sign into compliance.
Mr. Freedman stated that the main menu board sign will be replaced with the exact same size menu
board (52 square feet, including the top portion).
Mr. Sheehan stated that he does not have any concerns since the sign is being replaced at the same
size. He also instructed Mr. Freedman to prepare to answer questions from the Zoning Board of Appeals
concerning the installation of the pre-order menu board sign.
Mr. Pfeil asked if the pre-order menu board sign is illuminated. Mr. Freedman stated that it is not.
RECOMMENDATION
ART recommends approval of the proposed main menu board ground signs.

FOR RENT, SALE, LEASE SIGN
PRESENT
Ghida Neukirch, Deputy Village Manager
Brian Sheehan, Deputy Building Commissioner/Operations
Robert Pfeil, Village Planner
Joseph Wallace, Plan Examiner
Nidhi Vaid, Associate Planner
Louis Windecker, ZBA Commissioner
PROPOSAL
Request is being made by Van Vlissingen &Company, One Overlook Point, Lincolnshire, Illinois 60069,
for variance of Sign Code, Section 14.32.040, pertaining to For Rent, Sale, Lease Signs, for the purpose
of allowing the existing for rent, sale, lease sign to remain beyond the permitted time period at 1300-1398
Busch Parkway.
Mr. Sheehan explained that the sign was permitted for one (1) year and granted a six(6) month
extension, which is all that is allowed by the Sign Code. In order for the sign to remain in place beyond
the eighteen (18) months allowed by the code for a temporary sign, a variation is required.
Mrs. Neukirch asked about the location of the leasing sign in comparison to the permanent ground sign.
Mr. Sheehan stated he will provide information for the ZBA meeting regarding the proximity to the
permanent ground sign.
Mr. Pfeil asked about the time frame that the ZBA can grant. Mr. Sheehan stated that the ZBA usually
grants a six(6) month extension. Then the Petitioner would need to appear before ZBA for a review of
status.
Mr. Pfeil asked for information to be provided detailing the proximity to the permanent ground sign,
including the size and height.
Mr. Sheehan stated that this sign may have some deterioration on the back side of it.
Mr. Pfeil stated that some of the proposed changes to the Sign Code include reducing the size of the
leasing signs to twenty four(24) square feet.
Mr. Sheehan will create a memorandum to the ZBA advising them of the possible changes to the Sign
Code and will include information on the sign's proximity to the existing ground.
RECOMMENDATION
ART recommends approval of the for rent, sale, lease sign.
