SIGN CODE VARIATIONS IN CONJUNCTION WITH PROPOSED UNIFORM SIGN
PACKAGE AND GROUND SIGN VARIATIONS

PROPOSAL
PROPOSED SIGN CRITERIA
Mr. Pociejewski reviewed the revisions to the proposed Sign Criteria. The revisions
were made based on the comments at the September 21, 2011 ART meeting. The
changes are highlighted in bold on the proposed Sign Criteria dated October 4, 2011.
Section A.2.1 Outlot Tenants:
Subsection a. — They added the language "Any sign length or height must not exceed
the allowable north wall signage;
Subsection b. — They reduced the sign area for the elevations other than the North
building elevation;
Subsection c. — They defined the approved colors as white, black, green, brown and
silver, in addition to the colors specified in Section A.7, when used with a nationally
recognized corporate identity. A maximum of four (4) sign colors are allowed per outlot
tenant.
Section A.9 —Added: "Clean and repair any fascia or wall when signage is removed to
restore the original building appearance."
Mr. Sheehan confirmed that the four (4) listed colors in subsection C are used with a
national logo. Mr. Pociejewski stated that is correct.
Com. Windecker asked about how national Moe's Southwest Grill is. Mr. Pociejewski
stated that Moe's has locations on the east coast, in the Midwest and some on the west
coast. Com. Windecker asked what other locations in this area have utilized the
proposed sign package for Noodles.. Mr. Mangurten believes that Noodles may have
used a similar design in Deerfield. Mr. Mangurten asked how the Village handles
multiple sign packages used by corporations. Com. Windecker stated that he has
checked all over the country and Noodles uses different sign packages. He viewed a
store front that was on an angle that utilized a white sign. Mr. Pociejewski added that it
is hard to know what a future tenant may want for a specific location. The tenants are
fighting for more customers.
Mr. Sheehan stated that he understands the corporate branding aspect, but it is always
evolving. Mr. Mangurten stated that they received the one (1) graphics package for the
signs and then received another. Noodles has employed a local architect, a local real
estate representative and are also using an out of state consultant. He believes that the
proposed Noodles sign will incorporate the white letters with the yellow ampersand on
a brown background with silver trim. Com. Windecker asked where Noodles has used
this same sign in the area. Mr. Mangurten stated that he is not sure of the use of the
brown background. Com. Windecker understands the use of the white lettering and the
yellow ampersand. Most corporations have numerous sign packages available and they
are not presented until they are before the ZBA.
Mr. Pociejewski state that corporate colors are a moving target and corporate sign
package are always evolving. Mr. Sheehan stated that it is hard to address when there
are revolving colors.
Mr. Pfeil stated that Mrs. Neukirch was sent information regarding a proposed new
tenant for the outlot building. Mr. Sheehan added that the proposed new tenant may
affect the Arlington Heights Road proposed ground sign. Mr. Mangurten stated that
there is no way of knowing at this time if the proposed new tenant will require a
drive-thru. The colors of the proposed new tenant may be covered under the proposed
Sign Criteria.
Mr. Sheehan stated that he believes that all the comments were addressed concerning
the proposed Sign Criteria and wall signs. One (1) on each building elevation other
than the north elevation is not obtrusive. He would recommend approval to the ZBA.
Mr. Pfeil stated that the proposed Sign Criteria Section A.2.1 applies to Outlot Tenants,
being plural. Walgreens would be bound to the Criteria as well. Walgreens was an
amendment to the PUD. The Walgreens lot is under separate ownership from the rest
of Plaza Verde East. For legal purposes, the legal description should have included the
Walgreens outlot. The Village will require Walgreens to comply with the Sign Criteria..
Mrs. Vaid stated that she would like to see the two (2) Moe's sign to be more similar.
PROPOSED GROUND SIGNS
Mr. Sheehan stated that the Exhibits have been cleaned up and now are consistent
with each other. After the previous ART meeting, he spoke with Mr. Mangurten
concerning a centrally located single ground sign. Mr. Sheehan asked that if a
drive-thru is requested by the proposed tenant is it possible that the proposed ground
sign along Arlington Heights Road would need to be relocated. Mr. Mangurten stated
that they may choose to utilize directional sign instead. Mr. Sheehan stated that there
were no substantial changes to the two (2) proposed ground signs. Each ground sign
would be located on a brick base. Mr. Mangurten stated that they looked at moving the
proposed ground sign along Dundee Road but there a deep setback and they felt that
the sign would get lost.
Mr. Sheehan stated that there are no proposed colors listed for the two (2) proposed
ground signs. He asked how the tenant panels are being addressed. Mr. Mangurten
stated that they would make the ground signs a uniform color.
Mrs. Berman asked if corporate logos would be allowed on the tenant panels. Mr.
Mangurten stated that the panels are not that large and believes that logos would be a
detriment to the signs and they should be a uniform color. Mrs. Berman asked about
the font style and if the tenant would be allowed to use the corporate font style. Mr.
Mangurten stated that he has seen tenant panels both ways and he would have to back
to his client to see what their desire is. He can understand the use of one (1) color but
would like to see the tenant be able to use their own font style.
Com. Windecker advised Mr. Mangurten to be prepared to answer these questions at
the ZBA.
Mr. Sheehan suggested providing renderings depicting the tenant panels both ways.
He likes the uniform background color and does not see an issue with using corporate
logos (font style and color).
Mr. Pfeil asked what the background color of the ground signs would be. Mr. Mangurten
stated that they would stay the same as dark brown.
Mrs. Berman stated that she would prefer the use of one (1) color for the tenant name
but does not mind the use of the corporate font style. She would not like to see the use
of logos.
Mrs. Vaid stated that she does not have an issue with the use of corporate font styles
and colors. She does not care for the dark bronze background. She would prefer to see
a lighter color, similar to the color of the sign band on the building. She prefers earth
tone colors.
Com. Windecker withheld any comments at this time.
Mr. Pfeil stated that he would be amenable to a uniform background color. He is not
sure about the use of corporate colors and logos. He believes that the signs would be
too garish. He would allow the use of the corporate font style.
Mr. Sheehan advised Mr. Mangurten to provide color renderings of the proposed
ground signs in all the different possible scenarios for review.
Com. Windecker added that the use of multiple colors on the ground signs would not
be acceptable to the ZBA. He suggested that Mr. Mangurten proposed what they really
want to allow. The ZBA will not design the signs.
There were no additional questions or comments from the ART.
RECOMMENDATION
PROPOSED SIGN CRITERIA
Mr. Sheehan made a motion to recommend approval of the proposed revised Sign
Criteria for Plaza Verde East Shopping Center dated October 4, 2011.
Roll Call Vote: AYE — Sheehan, Vaid, Pfeil, Windecker
NAY — None
ABSTAIN — Berman
Motion Passed 4 to 0, 1 abstention.
PROPOSED GROUND SIGNS
The ART will withhold any recommendation concerning the two (2) proposed ground
signs pending the submittal of revised renderings.
Once the requested information has been received, further review will be conducted
and a recommendation will be provided. Due to the number of outstanding issues and
varied opinions, an additional ART meeting may be needed to discuss this matter
further prior to providing a recommendation to the ZBA concerning the ground signs.
NOTE: On October 11, 2011, Mr. Pociejewski submitted revised renderings for the two
(2) proposed ground signs based upon the suggestions of the ART. The revised
proposed renderings were distributed to the ART by email. The ART members
concurred that the proposed revisions are acceptable. The ART unanimously
recommends approval of the two (2) proposed ground signs per the two (2) renderings
labeled Drwg# 12067alt-1 with a revision date of October 11, 2011.
