DEVIATION TO THE TOWN CENTER SHOPPING CENTER SIGN CRITERIA

PROPOSAL
Request is being made by Tobacco Road, 132 McHenry Road, for Deviation to the
Town Center Shopping Center Sign Criteria to allow the sign height to exceed thirty (30)
inches; to allow the trim returns to be the color black; and to allow the sign not to be
centered over the lease space.
Mr. Stirling explained that initially he asked the landlord, Mr. Tim Donahue, CTK
Chicago Partners, for approval to install thirty six (36) inch high channel letters. Mr.
Donahue approved his request. His sign contractor, Howie Leighty, Sign A Rama — Villa
Park, applied for the permit and was informed by the Village of the Town Center Sign
Criteria which restricts the letter height to thirty (30) inches. Mr. Donahue was advised
that written approval was required from him in order to formally request the Deviation.
Mr. Donahue procrastinated and they missed the March Zoning Board of Appeals (ZBA)
meeting. His sign contractor contacted Mr. Donahue, who advised Mr. Leighty, to go
ahead and fabricate the sign at thirty two and three fourths (32.75) inches high. Mr.
Leighty fabricated the sign prior to speaking with or getting approval from Mr. Stirling.
The sign has already been made and ready is to be installed.
Mr. Sheehan stated that he does not have any issues with the height of the sign. There
are additional Deviations being requested for the color of the trim returns and to allow
the sign not to be centered over the lease space. Mr. Sheehan does not have any
issues with color of the trim returns and believes that the sign looks good centered on
the building element rather than over the lease space, which would make it look off
center on the facade.
Mr. Sheehan stated that he will provide information to the ZBA explaining the
misunderstanding of the landlord.
Mrs. Berman and Mr. Wallace do not have any issues with the request.
Mrs. Neukirch suggested that Mr. Stirling provide information at the ZBA meeting
regarding other signs in the Town Center that are higher than thirty (30) inches. Mrs.
Neukirch also inquired about the cost of the fabrication for the sign. Mr. Stirling stated
that the sign cost over five thousand ($5,000) dollars to fabricate.
There were no additional questions or comments from the ART members.
RECOMMENDATION
The ART has determined that the appearance of the wall sign as proposed meets the
criteria set forth in the Village of Buffalo Grove Appearance Plan and is in harmony with
the building and is compatible with the surrounding area.
This request is scheduled to appear before the ZBA on Tuesday, April 17, 2012.
