1990-065 9/27/90 ORDINANCE NO. 90- 65 THIRD AMENDMENT TO THE TOWN CENTER PLANNED UNIT DEVELOPMENT ORDINANCE (Michael Reese Medical Office - Preliminary Plan) WHEREAS, the Village of Buffalo Grove is a Home Rule Unit by virtue of the Illinois Constitution of 1970; and, WHEREAS, Town Center Associates, an Illinois General Partnership, is the owner of a certain tract of property legally described in EXHIBIT A attached hereto, which exhibit is made a part hereof, (hereinafter referred to as the "Property") and which real estate is within the corporate limits of the Village; and, WHEREAS, the Property was zoned in the Village of Buffalo Grove by Ordinance 86-61, dated November 3, 1986, which zoned the Property as part of a Planned Unit Development in the B-5 District, with the Property being zoned in the B-5 Office Sub-District with approval of a Preliminary Plan dated November 1, 1986 and later approved with revisions on April 27, 1987; said Plan depicts four office buildings; and, WHEREAS, Town Center Associates has requested a revision to the approved Preliminary Plan concerning a portion of the Property in the B-5 Office Sub-District to allow construction of a medical office to be operated by the Michael Reese Health Plan; and, WHEREAS, the Michael Reese Health Plan proposes to construct a one-story office building with a gross floor area of approximately 11,000 square feet pursuant to a Preliminary Plan dated October 1, 1990 attached hereto as EXHIBIT B, and pursuant to the Building Elevations sheet dated September 2, 1990 attached hereto as EXHIBIT C; and, WHEREAS, the Buffalo Grove Plan Commission has reviewed the proposed Preliminary Plan revision; and, WHEREAS, the Plan Commission determined that said revision is an appropriate plan change that is consistent with the design and intent of the Town Center Preliminary Plan approved as an exhibit to Ordinance 86-61; and, WHEREAS, the President and Board of Trustees after due and careful consideration have concluded that the development of the Property on the terms and conditions herein set forth would enable the Village to control development of the area and would serve the best interests of the Village. 1 2 NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF BUFFALO GROVE, COOK AND LAKE COUNTIES, ILLINOIS: Section 1. This Ordinance is made pursuant to and in accordance with the Village's Zoning Ordinance, Development Ordinance, Sign Code, and the Village's Home Rule powers. The preceding whereas clauses are hereby made a part of this Ordinance. Section 2. The Corporate Authorities hereby adopt a proper, valid and binding ordinance approving a Preliminary Plan revision for a portion of the Property legally described in EXHIBIT A and in accordance with the Preliminary Plan attached hereto as EXHIBIT B and the Building Elevations sheet attached hereto as EXHIBIT C. Section 3. Approval of said plan revision is subject to approval of the development by the Village's Appearance Commission, to approval of all site engineering plans, including sidewalks, by the Village Engineer, and to provision of an easement allowing access to the Michael Reese development via the driveway depicted on EXHIBIT B. Section 4. This Ordinance shall be in full force and effect on and after its passage and approval. This Ordinance shall not be codified.
