1986-027 ORDINANCE NO.86-27 AN ORDINANCE AMENDING THE COMPREHENSIVE ZONING ORDINANCE 01' THE VILLAGE OF BUFFALO GROVE, COOK AND LAKE COUNTIES, ILLINOIS (Seifert Property) WHEREAS, the Village of Buffalo Grove is a Home Rule Unit by virtue of the Illinois Constitution of 1970; and, WHEREAS, the hereinafter legally described real property was annexed to the Village of Buffalo Grove by Ordinance No. 86-26 pursuant to a written Annexation Agreement dated March 17, 1986, and approved by the Village by Ordinance No. 86-14; and, WHEREAS, notices of public hearings for zoning and annexation on said Annexation Agreement have been given and public hearings were held: NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF BUFFALO GROVE, COOK AND LAKE COUNTIES, ILLINOIS: SECTION 1. The Comprehensive Zoning Ordinance of the Village of Buffalo Grove, Cook and Lake Counties, Illinois, as amended, is hereby further amended by classifying upon annexation, the territory described in that Annexation Agreement dated March 17, 1986, as approved by Ordinance No® 86-14 into the R-4 One-Family Dwelling District and the B-3 Planned Business District as legally described below: Parcel B (Residential) That part of the southwest 1/4 of Section 33 and of the southeast 1/4 of Section 32, all in Township 43 north, Range 11, east of the Third Principal Meridian, described as follows: Beginning at the intersection of the center line of Buffalo Grove Road (formerly known as Chicago and McHenry Road) with the north line of the southwest 1/4 of said Section 33; thence south 89 degress 48 minutes 08 seconds west along the north line of the southwest 1/4 of said Section 33, 142.99 feet to the northwest corner of the southwest 1/4 of said Section 33, being also the northeast corner of the southeast 1/4 of said Section 32; thence south 89 degress 53 minutes 48 seconds west along the north line of the southeast 1/4 of said Section 32, 1258.58 feet to an inter- section with the westerly line of the 20 foot wide easement for sani- tary sewer as per instrument recorded as Document No. 2190498, said intersection being 1384.93 feet, as measured along the north line of the southeast 1/4 of said Section 32, east of the northwest corner of said southeast 1/4; thence south 07 degrees 04 minutes 17 seconds east along the westerly line and said westerly line extended southerly of said easement for sanitary sewer as per instrument recorded as Document No® 2190498, 1088.56 feet to an intersection with the center line of Checker Road; thence south 76 degrees 56 minutes 41 seconds east along said center line of Checker Road, 1012.98 feet to a point on said center line of Checker Road, 457. 75 feet, as measured along said center line northwesterly of the intersection of said center line -1- -2- of Checker Road with the center line of Buffalo Grove Road (formerly known as Chicago and McHenry Road) ; thence north 06 degrees 39 minutes 22 seconds west along a line parallel with the center line of said Buffalo Grove Road, 715. 73 feet to an intersection with a line drawn perpendicular to the center line of said Buffalo Grove Road from a point on said center line, 554. 75 feet, as measured along the center line of said Buffalo Grove Road, southerly of the intersection of said center line of Buffalo Grove Road with the north line of the southwest 1/4 of said Section 33; thence north 89 degrees 48 minutes 08 seconds east along the north line of said southwest 1/4, 92.67 feet (deed 92.38 feet) to an inter- section with a line 50.00 feet, as measured at right angles, westerly of and parallel with the center line of Buffalo Grove Road as dedicated by instrument recorded April 9, 1942 as Document No. 511663, said point being the place of beginning; thence south 06 degrees 39 minutes 22 seconds east along said last described parallel line, 1316.39 feet; thence south 40 degrees 17 minutes 53 seconds west along a line forming a deflection angle of 46 degrees 57 minutes 15 seconds to the right with a prolongation of said last described line, 34. 13 feet; Containing 1,373,908 square feet or 31.540 acres. The said zoning shall be and is subject to the provision of Ordinance No. 86-14, being "An Ordinance Approving an Annexation Agree- ment" passed and approved March 17, 1986, which Ordinance is by reference made a part hereof. SECTION 3. This Ordinance shall be in full force and effect on and after its passage and approval. This Ordinance shall not be codified.
