ORDINANCE NO. 90- 24►
AN ORDINANCE APPROVING A PRELIMINARY PLAN AND A SPECIAL USE
IN THE INDUSTRIAL ZONING DISTRICT, VILLAGE OF BUFFALO GROVE,
COOK AND LAKE COUNTIES, ILLINOIS
(Pace Park and Ride Facility, Busch Parkway/Commerce Court)
WHEREAS, the Village of Buffalo Grove is a Home Rule Unit by virtue of
the Illinois Constitution of 1970; and,
WHEREAS, the hereinafter legally described real property is zoned in the
Industrial District; and,
WHEREAS, the Village has received a petition for approval of a
Preliminary Plan dated February 12, 1990 (revised) attached hereto as Exhibit
A and approval for a Special Use in the Industrial District for the
development of a Pace Park and Ride commuter bus facility; and,
WHEREAS, notice of the public hearing for a Special Use and Preliminary
Plan approval was given and the public hearing was held; and,
WHEREAS, the Plan Commission determined that the criteria for a Special
Use as set forth in Section 17.28.040 of the Village's Zoning Ordinance have
been met, and that proper justification has been provided to allow the
granting of a variation to Section 17.36.030.F.4 of the Zoning Ordinance;
and,
WHEREAS, the President and Board of Trustees after due and careful
consideration have concluded that the development of the Property on the
terms and conditions herein set forth would enable the Village to control
development of the area and would serve the best interests of the Village.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF
THE VILLAGE OF BUFFALO GROVE, COOK AND LAKE COUNTIES, ILLINOIS:
Section 1. This Ordinance is made pursuant to and in accordance with
the Village's Zoning Ordinance, Development Ordinance and the Village's Home
Rule powers. The preceding whereas clauses are hereby made a part of this
Ordinance.
Section 2. The Corporate Authorities hereby adopt a proper, valid and
binding ordinance approving a Special Use for a Pace Park and Ride commuter
bus facility, approving the Preliminary Plan attached hereto as Exhibit A,
and granting a variation to Section 17.36.030.F.4 of the Zoning Ordinance to

allow a driveway width of 50 feet as depicted on Exhibit A for the following
legally described property:
Lot 49 of Covington Corporate Center Unit 2 being a Subdivision in the
Southwest Quarter of Section 27 and the Northwest Quarter of Section 34,
Township 43 North, Range 11, East of the Third Principal Meridian,
according to the plat thereof, recorded October 30, 1987, as Document
Number 2627143, and as corrected by Certificate of Correction recorded
February 5, 1988 as Document 2655212, in Lake County, Illinois.
Section 3. Development of the Property shall be in accordance with
Exhibit A. Landscaping, screening, berming, and structures are subject to
review and approval by the Appearance Commission and Corporate Authorities.
Section 4. This Ordinance shall be in full force and effect on and
after its passage and approval. This Ordinance shall not be codified.
