THE GROVE SHOPPING CENTER

AMENDMENT TO PLANNED UNIT DEVELOPMENT ORDINANCE
WHEREAS, the Village of Buffalo Grove is a Home Rule Unit by virtue
of the provisions of the Constitution of the State of Illinois of 1970; and,
WHEREAS, the Village passed Ordinance No. 82-6 on February 15, 1982
approving a Planned Unit Development in the B-3 Planned Business Center
District for the Grove Shopping Center; and,
WHEREAS, The Rreef Funds is the Owner of Lot 1 and Lunan Family
Restaurants, Inc. is the Owner of Lot 2 of the hereinafter legally described
real property; and,
WHEREAS, the Rreef Funds requests approval of a revised Preliminary
Plan dated March 31 , 1992 attached hereto as Exhibit A to allow expansion of
the Jewel/Osco store on Lot 1 to a total gross floor area of approximately
62,702 square feet and the addition of parking spaces on- Lot 1 ; and,
WHEREAS, the President and Village Board of Trustees after due and
careful consideration have determined that the proposed revisions to the site
plan can be approved as a minor change to the Planned Unit Development
Ordinance.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD
OF TRUSTEES OF THE VILLAGE OF BUFFALO GROVE, COOK AND LAKE
COUNTIES, ILLINOIS:
Section 1 . This Ordinance is made pursuant to and in accordance with
the Village's Zoning Ordinance, Development Ordinance and the Village's
Home Rule powers. The preceding whereas clauses are hereby made a part
of this Ordinance.
Section 2 . The Corporate Authorities hereby adopt a proper, valid and
binding ordinance approving an amendment to the Planned Unit Development
Ordinance pursuant to the Preliminary Plan attached hereto as Exhibit A for
the following legally described property:
Lot 1 and Lot 2 of the Buffalo Grove Center in Buffalo Grove, being a
Subdivision of part of the South Half of Section 33. Township 43 North,
Range 11 East of the Third Principal Meridian, according to the plat
thereof recorded on December 29, 1983 as Document No. 2258952, in
Lake County, Illinois.

Section 3. Said approval is subject to the following conditions:
A. The Preliminary Plan will be revised as needed to comply with the
Village's requirements concerning the location of parking spaces
and the width of the northwest access driveway;
B. The Owners of Lot 1 and 2 shall make best efforts to modify
ingress-egress easements on the Property to effect the closure of
the northwest access driveway to the Property, and to achieve the
re-striping of the parking lot in accordance with the Village's
recommendation;
C. The Owner of Lot 1 shall submit a landscaping plan to the Village
for review and approval concerning the screening of the parking
lot area in the northwest portion of Lot I ;
D. No building shall be constructed in the northwest corner of Lot 1 ,
and any prior approval of a building in this area is hereby
revoked.
Section 4. This Ordinance shall be in full force and effect on and after
its passage and approval. This Ordinance shall not be codified.
