WHEREAS, the Village of Buffalo Grove has heretofore anncxed Parcels
A and B of the territory hereinafter described on the Petition for An-
nexation executed by one hundred (100) percent of the record owners and
electors residing thereon; and
IMEREAS, the Plan Commission of the Village of Buffalo Grove has
conducted public hearings as- required by law on the Petition of the
owners of Parcels A and B requesting a zoning classification as a
Special Use-Residential Planned Development, as to Parcel A and R-1
Zoning as to Parcel B, and has submitted its report in writin to the
Village-Board of Trustees, recommending approval subject to specific
terms and conditions therein contained; and
WHEREAS, the Corporate Authorities have duly considered the findings
d
and recomendat:i.ons of the Plan Commission, and find it is in the best
interest of the Village of Buffalo Grove that the recommendations of
the Plan Commission be accepted, and that Parcel A, hereinafter des-
cribed be classified under the provisions of a Special Use-Resident-.al
Planned Development, and that Parcel B hereinafter described be classi-
fied in the. R-1 One Family Dwelling District on the terms and condi-
tions set forth herein.

SECTION! 2: That development of the above described territory be subject to
and in conformance with the terms of a certain Annexation Agreement dated
August 20 1979 and all exhibits thereto, executed by the Village of
Buffalo Grove and the record owners and the proposed developer of Parcels A and B
above described. Said Annexation Agreement with Ex.:•iibits being made a part of this
Ordinance by reference. Parcel A is also subject to the following described exhibits.
A. Survey of tract to be developed.
B. Site Plan. Site Plan dated August 10,_ 1979 '
prepared by Johnston and Associates
which discloses:
1 . Anticipated residential density.
2. Proposed total gross floor area.
3. Bedroom ratios for residential units.

4, Percentage of the development which is to be occupied

landscape plan shall be prepared by a qualified architect
and/or landscape planner.

E. Copies of proposed Condominium Declaration and By-laws
with a statement describing provisions for care and
maintenance of open space.
SECTION-3: That the Zoning Ordinance and Zoning Map of the Village of Buffalo
Grove be and hereby is amended to conform with the zoning classification by this
Ordinance.
SECTION 4: That this Ordinance shall be in full force and effect from and
after its passage and approval as required by law.
