1990-036 t 5/2/90 ORDINANCE N0. 90- 36 AN ORDINANCE APPROVING A PRELIMINARY PLAN AND A SPECIAL USE IN THE INDUSTRIAL ZONING DISTRICT, VILLAGE OF BUFFALO GROVE, COOK AND LAKE COUNTIES, ILLINOIS (Landis and G r Powers, Buildin8 Connector, 990 and 1000 Deerfield Parkway) WHEREAS, the Village of Buffalo Grove is a Home Rule Unit by virtue of the Illinois Constitution of 1970; and, WHEREAS, the hereinafter legally described real property is zoned in the, Industrial District; and, WHEREAS, the Village has received a petition for approval of a Preliminary Plan (Sheet A-1) dated March 15, 1990 {revised) attached hereto as Exhibit A, and a building connector elevation plan (Sheet A-4) dated March 15, 1990 attached hereto as Exhibit B, and approval for a Special Use in the Industrial District for construction of a building connector between buildings at 990 Deerfield Parkway and 1000 Deerfield Parkway; and, WHEREAS, notice of the public hearing for a Special Use and Preliminary Plan approval was given and the public hearing was held; and, WHEREAS, the Plan Commission determined that the criteria for a Special Use as set forth in Section 17.28.040 of the Village's Zoning Ordinance has been met; and, WHEREAS, the President and Board of Trustees after due and careful consideration have concluded that the development of the Property on the terms and conditions herein set forth would enable the Village to control development of the area and would serve the best interests of the Village. NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF BUFFALO GROVE, COOK AND LAKE COUNTIES, ILLINOIS: 1 Section 1. This Ordinance is made pursuant to and in accordance with the Village's Zoning Ordinance, Development Ordinance and the Village's Home Rules powers. The preceding whereas clauses are hereby made a part of this Ordinance. Section 2. The Corporate Authorities hereby adopt a proper, valid and binding ordinance approving a Special Use for a building connector pursuant to the Preliminary Plan attached hereto as Exhibit A and the elevation plan attached hereto as Exhibit B for the following legally described property: Parcel 1 (1000 Deerfield Parkway) : Lot 10B in Covington Corporate Center first resubdivision of Lot 10 in Covington Corporate Center Unit 1 being a subdivision in the south half of Section 27 and the north half of Section 34, Township 43 North, Range 11, East of the Third Principal Meridian, according to the plat thereof, recorded February 26, 1988 as Document 2660293, in Lake County, Illinois. Parcel 2 (990 Deerfield Parkway) : Lot lOA in Covington Corporate Center first resubdivision of Lot 10 in Covington Corporate Center Unit 1 being a subdivision in the south 1/2 of Section 27 and the north 1/2 of Section 34, Township 43 North, Range 11, East of the Third Principal Meridian, in Lake County, Illinois. Section 3. Construction of the building connector shall be in accordance with Exhibits A and B attached hereto and shall comply with all applicable Village codes and regulations. Petitioner shall submit covenants as required by the Village for review and approval by the Village. Section 4. This Ordinance shall be in full force and effect on and after its passage and approval.
