AN ORDINANCE AMENDING THE COMPREHENSIVE ZONING
ORDINANCE OF THE VILLAGE OF BUFFALO GROVE
COOK AND LAKE COUNTIES, ILLINOIS
(Cotey/Necker Property)
WHEREAS, the Village of Buffalo Grove is a Home Rule Unit by virtue of
the Illinois Constitution of 1970; and,
WHEREAS, the hereinafter legally described real property was annexed to
the Village of Buffalo Grove by Ordinance No. 87- 19 pursuant to a written
Annexation Agreement dated February 23, 1987, and approved by the Village by
Ordinance No. 87- 18 ; and,
WHEREAS, notices of public hearings for zoning and annexation on said
Annexation Agreement have been given and public hearings were held; and,
WHEREAS, the President and Board of Trustees of the Village (sometimes
hereinafter referred to as the "Corporate Authorities") do hereby find that
the evidence presented meets the requirements for a special use for a planned
unit development and for variations to the Village's Zoning Ordinance and
Development Ordinance.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF
THE VILLAGE OF BUFFALO GROVE, COOK AND LAKE COUNTIES, ILLINOIS:
Section 1 . The Comprehensive Zoning Ordinance of the Village of Buffalo
Grove, Cook and Lake Counties, Illinois, as amended is hereby further amended
by classifying the following described property into the B-4 Business Services
and Wholesale District:
That part of Lot 4 in "Tripp's Subdivision" of Sections 26 and 27, Township
43 North, Range 11, East of the Third Principal Meridian, according to the
plat thereof, recorded April 21, 1894 as Document No. 58422, in Book "C"
of Plats, page 80, described as follows: Beginning at a point in said Lot
4, 6 rods and 3.50 feet North of the South line thereof and 20 rods East
of the center line of Milwaukee Road, said center line being the Westerly
line of said Lot 4; thence North 5 rods; thence West on a line parallel
with the South line of said Lot 4 to the center line of said Milwaukee
Road; thence Southeasterly along said center line of said Milwaukee Road
to a point 10 rods South of the East and West line above described
(being the North boundary of the parcel of land herein described) ; thence
East to a point 5 rods South of the place of beginning; thence North to
the place of beginning (except that part lying within the right of way of
Milwaukee Road) in Lake County, Illinois, and also Lots 6 and 7 in "Mckniglht's
Resubdivision" of part of Lot 4 in "Tripp's Subdivision" in part of Section
26, Township 43 North, Range 11, East of the Third Principal Meridian,
according to the plat of said Resubdivision recorded May 29, 1957, as
Document No. 952251, in Book 1543 of Records, page 603 and as amended by
Certificate of Correction recorded October 28, 1964, as Document No.
1244023; and also all that part of Milwaukee Road lying North of the
South line of the Easterly extension thereof of Lot 1 in aforesaid "Tripp's
Subdivision" and lying South of the North line and thw Westerly extension
thereof of aforesaid Lot 7 in "McKnight's Resbbdivision," in Lake County,
Illinois.

Section 2. The Comprehensive Zoning Ordinance of the Village of Buffalo
Grove, Cook and Lake Counties, Illinois, as amended is hereby further amended
by classifying the following described property into the B-3 Planned Business
Center District:
That part of the South half of Section 26, Township 43 North, Range 11
East of the Third Principal Meridian, described as beginning at the North-
west corner of Lot 5 in "Tripp's Subdivision" as shown by the plat thereof
recorded in the Recorder's Office of Lake County, Illinois in Book "C"
of Plats, page 80; thence East along the North line of said Lot 5, 472.6
feet; thence South (forming a Southwest angle with said North line of
Lot 5 of 90 degrees, 47 minutes) 451 .6 feet; thence West parallel to said
North line of Lot 5, 366.8 feet more or less to the West line of said Lot
5; thence Northerly along said West line of Lot 5, 464.4 feet to the place
of beginning; together with that part of Estonian Lane, lying North of and
adjacent to the above described property (except that part of the parcel
herein described lying within the right of way of Milwaukee Road) in Lake
County, Illinois, and also all of that part of Milwaukee Road lying North
of the South line extended Westerly of Parcel 2 aforesaid and South of
that part of Milwaukee Road included in the description of Parcel 1
aforesaid, in Lake County, Illinois.
Section 3. The variations described in the Annexation Agreement dated
February 23, 1987, passed and approved pursuant to Ordinance No. 87- 18 are
hereby granted.
Section 4. This Ordinance shall be in full force and effect on and after
its passage and approval. This Ordinance shall not be codified.
