1986-090 ORDINANCE NO. 86-90 AN ORDINANCE AMENDING THE COMPREHENSIVE ZONING ORDINANCE OF THE VILLAGE OF BUFFALO GROVE COOK AND LAKE COUNTIES, ILLINOIS (Covington Corporate Center) WHEREAS, the Village of Buffalo Grove is a Home Rule Unit by virtue of the Illinois Constitution of 1970; and, WHEREAS, the hereinafter legally described real property was annexed to the Village of Buffalo Grove by Ordinance No. 86-89 pursuant to a written Annexation Agreement dated December 15, 1986, and approved by the Village by Ordinance No. 86-88; and, WHEREAS, notices of public hearings for zoning and annexation on said Annexation Agreement have been given and public hearings were held. NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF BUFFALO GROVE, COOK AND LAKE COUNTIES, ILLINOIS: Section 1. The Comprehensive Zoning Ordinance of the Village of Buffalo Grove, Cook and Lake Counties, Illinois, as amended is hereby further amended by classifying the following described property into the I (Industrial) District: That part of the South 1/2 of Section 27 and the North 1/2 of Section 34,Township 43 North, Range 11, East of the Third Principal Meridian, described as follows: Commencing at a stake 2.13 chains east of the west line and 14 chains south of the north line of said Section 34; thence east parallel with the north section line 1016.12 feet, more or less, to the west line of Lot 4 in Block 9 in Horatio Gardens Subdivision, recorded in Book "R" of Plats, Page 86; thence north 613.08 feet, more or less, along the west line of Blocks 9 and 4 in said subdivision to the northwest corner of said Block 4; thence east along the north line of said Horatio Gardens Subdivision and said north line extended easterly to a point that is 363.00 feet west of the east line of the northwest 1/4 of said Section 34; thence north parallel to the east line of said northwest 1/4 to a point that is 305.58 feet south of the north line of said quarter section; thence east 363.0 feet to a point on the east line of the northwest 1/4 of said Section 34, 305.58 feet south of the northeast corner of said quarter section; thence south -1- 89 degrees 30 minutes 00 seconds east 8.35 chains; thence north 01 degrees west 1252.68 feet, more or less, to a point that is south 86 degrees east from the southeast corner of the premises conveyed to John F. Sebastion by deed recorded in Book 35 of deeds, page 429; thence north 86 degrees west to a point 2. 13 chains east of the west line (measured at right angles thereto) of Section 27; thence south parallel to and 2.13 chains east of the west line of Sections 27 and 34 to the place of beginning (except that part thereof conveyed by Edmund R. Kelley to the Chicago and Wisconsin Railroad Company by deed dated October 6, 1885 and recorded October 6, 1885, as Document 32606) , (except that part described as follows: beginning at the northwest corner of Block 4 in Horatio Gardens Subdivision as recorded as Document No. 302090) ; thence east along the north line of Blocks 3 and 4 in said subdivision, a distance of 200.75 feet to the westerly right of way line of the Chicago and Wisconsin Railroad Company; thence northwesterly along the westerly right of way line of said railroad, a distance of 328.50 feet to an angle point; thence northwesterly along a diagonal line forming an angle of 29 degrees 40 minutes 30 seconds from northerly to northwesterly with the westerly right of way line of said railroad, a distance of 1488.62 feet to the intersection of said diagonal line with a line 2.13 chains east of the west line of, (measured at right angles to) said Section 27; thence south along a line which is 2. 13 chains east of, (measured at right angles to) the west line of said Section 27, a distance of 281.29 feet to a point which is 210 feet southwesterly of (measured at right angles to) the aforesaid diagonal line; thence southeasterly along a line which is 210 feet southwesterly of (measured at right angles to) and parallel with the aforesaid diagonal line, a distance of 1245.84 feet to an angle point; thence southeasterly along a line which is 210 feet southwesterly of (measured at right angles to) and parallel with the first mentioned westerly right of way line of said railroad, a distance of 267.25 feet to the intersection of said parallel line with the west line of said Block 4; thence north along the west line of said Block 4 a distance of 63.66 feet to the point of beginning, together with that part of Garden Court as dedicated for public street in Horatio Gardens Subdivision according to the plat thereof recorded July 13, 1927 as Document No. 302090, lying south of and adjoining the above described tract, lying north of and adjoining the north line, and said north line extended, of Block 1 in said Horatio Gardens, lying east of and adjoining the easterly line of Block 2 in said Horatio Gardens and lying west of and adjoining the east line of said Horatio Gardens Subdivision, all in Lake County, Illinois. Section 2. The variations described in Exhibit E to the Annexation Agreement dated December 15, 1986, passed and approved pursuant to Ordinance No. 86-88 are hereby granted. Said Exhibit E is by reference made a part hereof. Section 3. This Ordinance shall be in full force and effect on and after its passage and approval.
