AN ORDINANCE APPROVING AN AMENDMENT TO A
PLANNED UNIT DEVELOPMENT OF AN AUTOMOBILE
DEALERSHIP ON 4® 2 ACRES LOCATED ON
ILLINOIS ROUTE 68 (Buffalo Grove Nissan)
WHEREAS, the Village of Buffalo Grove is a Home Rule Unit pursuant to
the Illinois Constitution of 1970; and,
WHEREAS, the Village of Buffalo Grove did approve a plan of development
for a certain tract of land on October 22, 1979, through adoption of Ordinance
No® 79-18; and,
WHEREAS, the developers have prepared a revised plan of development which
contemplates an expansion of the automobile dealership; and,
WHEREAS, the Plan Commission of the Village of Buffalo Grove, Illinois,
has held a public hearing and has recommended the approval of a plan of devel-
opment in conformance with the Zoning Ordinance of the Village and of the
Statutes of Illinois; and,
WHEREAS, the President and Board of Trustees of the Village of Buffalo
Grove have considered said plan of development and have determined that said
plan of development is in the best interests of the Village of Buffalo Grove,
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES
OF THE VILLAGE OF BUFFALO GROVE, COOK AND LAKE COUNTIES ILLINOIS:
SECTION 1 ® That a Preliminary Plan prepared by Fran Associates, Ltd®
and dated as last revised May 28, 1986, heretofore submitted and approved by
the Plan Commission and attached to this Ordinance and incorporated herein
as Exhibit A is hereby approved® Exhibits made a part of this Ordinance
include:
Exhibit A Preliminary Plan, sheets A®2 through A-5, dated
May 28, 1986.
Exhibit B Preliminary Site Redevelopment Plan, sheets I
through 3, dated May 23, 1986.

SECTION 2. That said approved Preliminary Plan, dated as last revised
May 28, 1986, is hereby permitted to be constructed and operated (if in com-
pliance with this Ordinance) on the following described property being approx-
imately 4.2 acres in size and located on Illinois Route 68 being legally
described as follows:
Lot 2 in the resubdivision recorded January 31, 1980, as Document
25344703, being a resubdivision of Lot I in Grand Spaulding Dodge
Subdivision recorded December 17, 1976, as Document 23752075, being
a subdivision of part of the west 1/2 of Section 8, Township 42
North, Range 11, East of the Third Principal Meridian, in Cook County,
Illinois.
SECTION 3. This Ordinance is subject to:
A. That the current detention areas of the property be filled and
landscaped in Phase I.
B. That the landscaping continue on the west side of the property.
C. No automobiles or vehicles will be parked or stored in the
median or the entranceway drive off of Dundee Road.
SECTION 4. This Ordinance will be binding upon the parties, the Village
and the Developer, their respective successors and assigns; and shall be in
full force and effect from and after its passage and approval.
