1984-063 ORDINANCE NO. 84- 63 AN ORDINANCE GRANTING A VARIATION TO THE ZONING ORDINANCE WHEREAS, the Village of Buffalo Grove is a Home Rule Unit pursuant to the Illinois Constitution of 1970; and WHEREAS, Section 17. 48. 020. F. 5.c. of the Village Zoning Ordinance requires in the Industrial District a 30 foot setback of parking facilities when same abut a residential district; and WHEREAS, the Buffalo Grove Zoning Board of Appeals has held a Public Hearing, made a recommendation, and submitted findings of fact on a proposed variation to Section 17. 48. 020. F. 5.c . of the Village Zoning Ordinance on the hereinafter identified real property; and WHEREAS, the Appearance Commission has also reviewed the landscaping on said real property. NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF BUFFALO GROVE, COOK and LAKE COUNTIES, ILLINOIS, as follows : Section 1. A variation is hereby granted to Section 17. 48. 020 F. 5.c. of the Village Zoning Ordinance to the following legally described real property: Lot 41 in Buffalo Grove Commerce Center Unit 1 being a subdivision of the West half of the Southwest Quarter of Section 34, Township 43 North, Range 11, East of the Third Principal Meridian, recorded as Document No. 2108804, on April 15, 1981, and corrected by Certifi- cate of Correction Document No. 2124430 recorded February 31, 1981 in Lake County, Illinois. The specific variation is to allow a set back of twelve (12) feet on the west property line and twenty-five (25) feet on the southwest property line, both as shown on the Site Plan prepared by Jerome Soltan dated 10/15/84 which is attached hereto and made a part hereof as Exhibit A. B. Parking lot lights shall be shielded from property eac�iec t and shall be turned off no later than 11:00 P.M. of Y. C. Egress onto Armstrong to be posted one way, exit only, and no left turn. D. Subject to Exhibit A attached hereto. Section 3 . This ordinance shall be in effect from and after its passage and approval. This ordinance shall not be codified.
