AN ORDINANCE APPROVING THE PLANNED DEVELOPMENT
OF AN AUTOMOBILE DEALERSHIP ON 4.2 ACRES LOCATED
ON IL. ROUTE 68 (Buffalo Grove Datsun
WHEREAS, the Village of Buffalo Grove did approve a plan of develop-
ment for a certain tract of land on August 30, 1976, through adoption of
Ordinance No. 76-37, and
WHEREAS, the owner of said tract of land has entered into a contract
to subdivide and sell a portion of said tract of land, and
WHEREAS, Robert Stavin and Lloyd Fried as purchasers and developers
have prepared a revised plan of development which contemplates an automobile
dealership, and
WHEREAS, the Plan Commission of the Village of Buffalo Grove, Illinois
has recommended the approval of a plan of development in conformance with the
Zoning Ordinance of the Village and of the statutes of Illinois, and
WHEREAS, the President and Board of Trustees of the Village of Buffalo
Grove have considered said plan of development and have determined that said
plan of development is in the best interests of the Village of Buffalo Grove.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES
OF THE VILLAGE OF BUFFALO GROVE, COOK AND LAKE COUNTIES, ILLINOIS:
SECTION 1 . That a plan of development, prepared by the TREBOR DEVELOP-
MENT CORPORATION and dated as last revised, October 19, 1979, heretofore submitted
and approved by the Plan Commission and attached to this Ordinance and incorporated
herein as EXHIBIT "A" is hereby approved. Other exhibits made a part of this
Ordinance include:
EXHIBIT "A" Plan of Development, sheets 1 through 6, dated
October 19, 1979
EXHIBIT "B" Waiver of Protective Covenants, Conditions and
Restrictions, dated September 28, 1979.
EXHIBIT "D" Buffalo Grove Manual of Practice
EXHIBIT "E" Buffalo Grove Administrative Order #2
with this ordinance) on the following described property being approximately 4.2
acres in size and located on Illinois Route 68 being legally described as follows:
Lot 2 of the Plat of Resubdivision of Lot 1 in Grand Spaulding
Dodge, as recorded December 17, 1976 as Document No. 23752075,
being a subdivision of part of the West I of Section 8, Township
42 North, Range 11 East of the third principal meridian, -in Cook
County, Illinois.
SECTION 3. The developer agrees to dedicate to the Village (or to
the Park District as may be determined) two areas indicated on the plan of
development to include a total of 6200 square feet for public use as recreational
land.
The developer agrees to submit a revised landscape plan and sign
package for review and approval of the Appearance Commission of Buffalo Grove
within 45 days of the effective date of this Ordinance. Further developer
will bond all improvements within said 45 day period.
SECTION 4. The developer agrees to follow the "Manual of Practice" of
the Village and also agrees to comply with Administrative Order No. 2. The devel-
oper shall fully comply with any reasonable request of the Village Engineer related
to the placement of the principal structure to preserve drainage standards.
SECTION 5. This Ordinance will be binding upon the parties, the Village
and the Purchasers, their respective successors and assigns; and shall be in full
force and effect from and after its passage and approval as required by law.
