1978-035ORDINANCE No. 78-35 AN ORDINANCE AMENDING THE ZONING MAP OF THE VILLAGE OF BUFFALO GROVE, ILLINOIS WHEREAS, the Village of Buffalo Grove has heretofore annexed Parcels A, B, C-1 and C-2 of the territory herein- after described, on the Petition for Annexation executed by one hundred (1000) percent of the record owners and electors residing thereon; and WHEREAS, the Plan Commission of the Village of Buffalo Grove has conducted public hearings as required by law on the Petition of the owners of Parcels A, B, C-1 and C-2 requesting a zoning classification as a Special Use -General Planned Development, and has submitted its report in writing to the Village Board of Trustees, recommending approval subject to specific terms and conditions therein contained; and WHEREAS, the Corporate Authorities have duly considered the findings and recom.mendtions of the Plan Commission, and find it is in the best interest of the Village of Buffalo Grove that the recommendations of the Plan Commission be accepted, and that Parcels A, B, C-1 and C-2 hereinafter described be classified under the provisions of a Special Use -General Planned Development on the terms and conditions set forth herein. NOW, THEREFORE, BE IT ORDAINED BY THE VILLAGE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF BUFFALO GROVE, ILLINOIS, AS FOLLOWS: Section 1. That the Village of Buffalo Grove Zoning Map, as amended, be further amended by classifying the following described territory as a Special Use -General planned Development (Geoo), with an underlying zoning classifications as follows, to -wit: Parcels a, B, c-2 ; R-9 Parcel C-l: e-I PARCEL A: Lot 13 (except that part thereof described as follows, to -wit: Commencing at the North East corner of said Lot 13; thence Southerly along the Easterly line thereof, 130 feet/ thence West to a point on the West line of said Lot 13/ which is 124.6 feet South of the North West corner thereof; thence North along said West line, 124.6 feet to said North West corner and thence East along the Northerly Iine of said Lot, 736.85 feet to the DIooe of beginning) said Lot 13 being in Buffalo Grove Manor, u Subdivision of pact of the South half of Section 33, TuvusbiD 43 North, Range lI, East of the Third Principal Meridian, according to the Plat thereof, recorded June 21, 1950 as Document #70I006, in Book 32 of Plats, gage 28, in Lake County, Illinois. PARCELa: Lot 14, (except the Easterly 20 feet thereof, measured at right angles to the Easterly line of said Lot 14), in Buffalo Grove Manor, a Subdivision of part of the South half of Section 33, Township 43 North, Range lz, ouot of the Third Principal Meridian, according to the Plat thereof, recorded June zI, 1950, as Document #701006, in Book 32 of Plato, page 28, in Lake County, Illinois. PARCEL-C-1; That pact of the South 613.02 feet of the South half of Section 3, Township 43 North, Range ll, oast of the ]rd Principal Meridian, which lies East of the oast line of McHenry Road, North of the North line of cake Conk Road, and West of the West line of Weiland Road, as said roads are described in Deed Document No. I858962, excepting therefrom that part thereof lying East of the West line of Lot 14 projected Southerly to the North line of Labe cuuk Road, in Buffalo Grove Manor, a Subdivision of part of the South half of Section 33, Township 43 North, Range ll, East of the Third Principal Meridian, according to the Plat thereof, recorded June 21, I950 as Document #701005, in Book 32 of Plats, page 28, in Labe County, Illinois. Notwithstanding the foregoing, the uses allowed in Parcel C-1 are hereby restricted to a funeral home, a financial institution, a restaurant and a retail - office use in the buildings that are more fully delineated on the alternative concept plan as revised through February 22, 1978. ted to the Corporate Authorities. Total building coverage 17.6% 5) Identification of principal types of businesses to be included in the develop- ment. C. Preliminary sketches of the proposed structures and a landscape plan shall be prepared by a qualified architect and/or landscape planner. D. Development schedule. E. Evidence that applicant has sufficient control over tract to effectuate the plan in the form of A.T. Henderson contracts to purchase. F. Copies of proposed Condominium Declaration And Bylaws with a statement describing provis- ions for care and maintenance of open agace- G, Preliminary engineering documents. (Exhibit "g" (QPDD) Section 4. That the Zoning Map of the Village of Buffalo Grove be amended to conform with the zoning classi- fication created by this Ordinance. Section 5. That this Ordinance shall be in foII force and effect from and after its passage and approval as required by law.
