GRANTING APWAMENDMENT TO SPECIAL USE ORDINANCE NO.87-74 TO ALLOW FOR ANEW
SALT STORAGE BUILDING WITH A VARIATION TO SECTIONS 17'32'020 AND 17-32-030OF THE VILLAGE
OF BUFFALO GROVE ZONING ORDINANCE

WHEREAS,the Village of Buffalo Grove is a Home Rule Unit by virtue of the Illinois Constitution
of1970; and,
WHEREAS, the real property ("Property") hereinafter legally described in Exhibit A is zoned in
the R-8 and is commonly known as the Village of Buffalo Grove Public Works Facility, 51 Raupp
Boulevard Street, Buffalo Grove, Illinois; and,
WHEREAS, In 1987, the Village Board approved by Ordinance No. 87-74a Special Use for the
Village of Buffalo Grove Municipal Campus, including Public Works Facility with a salt storage building
("Salt Storage Bui|ding"); and,
WHEREAS, request is being made hy the Village of Buffalo Grove for an amendment to the
special use and a variation to Sections 17.32.020 and 17.32.030 of the Village of Buffalo Grove Zoning
Ordinance to allow for the construction ofa new Salt Storage Building and;
WHEREAS, the Village Plan Commission conducted a public hearing on September 1, 2015
concerning the petition for variations; and,
WHEREAS, the Plan Commission determined that the petition meets the standards for a
variation set forth in Section 17.52.070 of the Buffalo Grove Zoning Ordinance; and,
WHEREAS,the Plan Commission voted 7 to 0 to recommend approval of the variation; and,
WHEREAS, the Corporate Authorities of the Village of Buffalo Grove hereby determine and find
that the standards for variation have been met, as set forth in Section 17.52.070 of the Village of Buffalo
Grove Zoning Ordinance, in that the Petitioner has shown: (1) The property in question cannot yield a
reasonable return if permitted to be used only under the conditions allowed by the regulations of the
zoning district in which it is located except in the case of residential zoning districts, (2) The plight of the
owner is due to unique circumstances, and (3) The proposed variation will not alter the essential
character of the neighborhood
WHEREAS, the Salt Storage Building shall be constructed in accordance with and pursuant tothe
following exhibits:

NOW,THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE
VILLAGE OF BUFFALO GROVE, COOK AND LAKE COUNTIES, ILLINOIS:
Section 1. This Ordinance is made pursuant to and in accordance with the Village's Zoning
Ordinance and the Village's Home Rule powers. The preceding whereas clauses are hereby made a part
of this Ordinance.
Section 2. The Corporate Authorities hereby grant an amendment to the special use and
variation to Sections 17.32.020 and 17.32.030 of the Village of-Buffalo Grove Zoning Ordinance to allow
for a new Salt Storage Building.
Section 3. The Corporate Authorities hereby waive the requirement for a fire suppression
system set forth in Section 908.2 of Chapter 15.04 of the Buffalo grove Municipal Code
Section 4. This Ordinance shall be in full force and effect from and after its passage, and
approval.This Ordinance shall not be codified.
