ORDINANCE NO. 2015 - 14
GRANTING VARIATIONS FROM CERTAIN SECTIONS
OF THE BUFFALO GROVE SIGN CODE
Spring Mobile (AT&T) 55 McHenry Road, Buffalo Grove
WHEREAS, the Village of Buffalo Grove is a Home Rule Unit pursuant to the Illinois
Constitution of 1970; and
WHEREAS, the real property ("Property") hereinafter legally described is zoned in the
B-3 Planned Business Center District and is commonly known as The Grove Shopping Center at
55-79 McHenry Road, Buffalo Grove, Illinois; and,
WHEREAS, request is being made by Fox Valley Signs, on behalf of Spring Mobile 55
McHenry Road, for variations to Section 14.16.030 and Section 14.16.070 of the Village Sign
Code (Title 14 of the Buffalo Grove Municipal Code) for the purpose of placing a second wall
sign on the south elevation of the 55 McHenry Road building facing Lake Cook Road, and;
WHEREAS, the Planning& Zoning Commission held a public hearing at which it
received testimony on the requested variations; and
WHEREAS, the Planning& Zoning Commission made certain findings of fact, made a
positive recommendation for the variations, and prepared minutes of the public hearing- and
WHEREAS, the Corporate Authorities of the Village of Buffalo Grove hereby
determine and find that the requested sign variations are in harmony with the general purpose
and intent oft e Sign Code (Title 14 of the Buffalo Grove Municipal Code) , and that (1) the
requirements of the Sign Code would cause undue and unnecessary hardship to the sign user due
to the following unique or unusual conditions pertaining to the property: to allow an additional
tenant panel on the existing ground sign while continuing to allow the shopping center
identification panel, (2) the granting of the requested variances will not be materially detrimental
to the property owners in the vicinity, (3)the unusual conditions applying to the specific property
do not apply generally to other properties in the Village, and(4) the granting of the variances
will"not be contrary to the general objectives of the Sign Code of moderating the size, number
and obtrusive placement of signs and the reduction of clutter.

NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OFT VILLAGE OF BUFFALO GROVE, COOK AND LAKE COUNTIES,
ILLINOIS, as follows:
Section 1. The preceding WHEREAS clauses are hereby adopted by the Corporate Authorities
and made a part hereof
Section 2. Variations are hereby granted to Section 14.16.030 and Section 14.16.070 of the
Village Sign Code (Title 14 of the Buffalo Grove Municipal Code) for the purpose of placing a
second wall sign on the south elevation of the building at 55 McHenry Road facing Lake Cook
Road legally described as follows:
Lot 12 (except that part taken for McHenry Road) in Buffalo Grove Manor, a Subdivision
of part of the south half of Section 33, Township 43 north, Range 11, east of the Third
Principal Meridian, in Lake County, Illinois.
Section 3. The variations are subject to the following condition:
A. The sign is to be installed pursuant to the exhibit submitted to the Planning & Zoning
Commission marked Drawing C41092-S2 dated 7-15-14.
Section 4. This Ordinance shall be in full force and effect from and after its passage, and
approval. This Ordinance shall not be codified.
