GRANTING VARIANCES FROM SECTION 17.44.020.E.6
OF THE BUFFALO GROVE ZONING ORDINANCE
WHEREAS, the Village of Buffalo Grove is a Home Rule Unit pursuant to the Illinois
Constitution of 1970; and
WHEREAS, the Petitioner, Eagle Country Market, has requested a variation of the
hereinafter legally described real property, commonly known as 350 McHenry Road at Town
Center, Buffalo Grove, Illinois, from Section 17.44.020.E.6 of the Buffalo Grove Zoning
Ordinance for the purpose of installing wall signs on the south elevation; and,
WHEREAS, the Zoning Board of Appeals has held a public hearing, received testimony,
prepared minutes, made certain findings, and has made an affirmative recommendation on said
request for variation; and
WHEREAS, the Corporate Authorities of the Village of Buffalo Grove hereby determine
and find that said variation is in harmony with the general purpose and intent of the Zoning
Ordinance, and 1) not allowing the variance will cause undue and unnecessary hardship due to the
Petitioner, 2) granting the requested variance would not be detrimental to the property owners in
the vicinity, 3) unusual conditions apply to the specific property that do not apply generally to
other properties in the Village, and 4) granting the variance will not be contrary to the general
objective of the Sign Code of moderating the size, number and obtrusive placement of signs and
the reduction of clutter.
NOW THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF BUFFALO GROVE, COOK AND LAKE COUNTIES,
ILLINOIS, as follows:
Section 1. The preceding WHEREAS clauses are hereby adopted by he Corporate
Authorities.
Section 2. A variation is hereby granted to Section 17.44.020.E.6 of the Village Sign
Code to the following legally described property:
Lot 2 in the Buffalo Grove Town Center Unit 1 being a subdivision of part of the southwest
quarter of Section 33, Township 43 North, Range 11 East of the Third Principal Meridian
in Lake County, Illinois. (The approximately 8.82 acre parcel at the north end of the
Buffalo Grove Town Center shopping center on the west side of IL Route 83 north of Bank
Lane).
The specific variation will allow the Petitioner to install an "Eagle Country Market" sign
on the south elevation of the building that exceeds 75 square feet, and will allow the Petitioner to
install the following additional signs on the south elevation: "PHARMACY ", "CLEANERS" and
"OPEN 24 HOURS".

Section 3. The following conditions apply to the variances: The existing Eagle Country
Market sign on the front elevation is to be removed to the east elevation; and when and if a bank
tenant is secured, a new variance will be required for any sign pertaining to that use.
Section 4. This Ordinance shall be in effect from and after its passage and approval.
This Ordinance shall not be codified.
