GRANTING A VARIANCE FROM SECTION
14,36,010 OF THE BUFFALO GROVE SIGN ORDINANCE
WHEREAS, the Village of Buffalo Grove is a Home Rule Unit pursuant to the Illinois
Constitution of 1970; and
WHEREAS, HAMILTON PARTNERS, 300 Park Boulevard, Itasca, Illinois, Owner of
the certain rental units of the hereinafter legally described real property commonly known as the
"Chevy Chase Business Park -West Resubdivision, has requested a variation from Section 14.36.-
010.0, of the Buffalo Grove Sign Ordinance for the purpose of permitting a leasing sign to be
installed in front of the building at 1020 East Lake Cook Road; and
WHEREAS, the Zoning Board of Appeals has held a public hearing, received testimony,
prepared minutes, made certain findings, and has made an affirmative recommendation on said
request for variations; and
WHEREAS, the Corporate Authorities of the Village of Buffalo Grove hereby determine
and find that said variations are in harmony with the general purpose and intent of the Sign Ordi-
nance, and that (1) the ordinance in question would cause some hardship to the sign user, (2) the
proposed signage is of particularly good design and in particularly good taste; and (3) the entire
site has been particularly well - landscaped.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF BUFFALO GROVE, COOK AND LAKE COUNTIES,
ILLINOIS, as follows:
Section 1. The preceding WHEREAS clauses are hereby adopted by the Corporate
Authorities.

Section 2. A variation is hereby granted to Section 14.36.010 of the Village Zoning
Ordinance to the following legally described real property:
Lot 1 in Chevy Chase Business Park -West resubdivision No. 3 of part
of the southeast 1/4 and part of the east 1/2 of the southwest 1/4 of
Section 34, Township 43 North, Range 11, East of the Third Principal
Meridian, according to the plat thereof recorded March 30, 1992 as
Document No. 3134797, in Lake County, Illinois.
AND
That part of Lot 6 in Chevy Chase Business Park -West resubdivision
of part of the southeast 1/4 and part of the east 1/2 of the southwest 1/4
of Section 34, Township 43 North, Range 11, East of the Third
Principal Meridian, according to the plat thereof recorded April 13,
1989 as Document No. 2783188, described as follows: Beginning at
the southwest corner of said Lot 6; thence south 65 degrees 00 minutes
00 seconds east along the southerly line of said Lot 6, 153.70 feet to an
angle point in said line; thence south 89 degrees 58 minutes 11 seconds
east along the south line of said Lot 6, 662.26 feet to the northeast
corner of Lot 1 in Chevy Chase Business Park -West resubdivision No.
2 according to the plat thereof recorded March 30, 1992 as Document
No. 3134797; thence north 00 degrees 13 minutes 45 seconds east
along the northerly extension of the south 89 degrees 58 minutes 11
seconds east from the southwest corner of said Lot 6; thence north 89

degrees 58 minutes 11 seconds west, 801.82 feet to the place of
beginning, in Lake County, Illinois.
The specific variation is to permit a variation to Section 14.36.010 pertaining to Real
Estate Signs to permit installation of the leasing sign at 1120 East Lake Cook Road, Chevy Chase
Business Park West Resubdivision, location of the former Computer Discount Warehouse
pursuant to Exhibits submitted by the Petitioner to the Zoning Board of Appeals.
These variations are subject to the following conditions: 1) the sign will be brought back
to the Zoning Board of Appeals in six (6) months from the date of this Ordinance for review.
Section 3. This Ordinance shall be in effect from and after its passage and approval. This
Ordinance shall not be codified.
