ORDINANCE NO. 95--
AN ORDINANCE APPROVING A VARIATION TO THE DEVELOPMENT
ORDINANCE OF THE VILLAGE OF BUFFALO GROVE,
COOK AND LAKE COUNTIES, ILLINOIS

WHEREAS, the Village of Buffalo Grove is a Home Rule Unit by virtue of the Illinois
Constitution of 1970; and,
WHEREAS, the hereinafter legally described real property is zoned in the B -2 General
Retail Business District; and,
WHEREAS, St. Paul Federal Bank for Savings, owner of the Property, has requested
a variation of Section 16.50.040.C. of the Buffalo Grove Development Ordinance to allow a
vertical wall instead of a side slope of 4:1 for a stormwater detention basin pursuant to the
following exhibits:
EXHIBIT A Preliminary Plan ("site plan ") dated as last revised April 4, 1995
by Robert A. Bell Architects. Ltd.
EXHIBIT B Preliminary Engineering Plan dated as last revised March 31,
1995 by Daniel Creaney Company
EXHIBIT C Landscape Plan dated as last revised March 20, 1995 by
Thornapple Landscapes, Inc.
WHEREAS, notice of the public hearing concerning the request for a variation was
given and the public hearing was held by the Buffalo Grove Plan Commission; and,
WHEREAS, the Plan Commission recommended approval of said variation; and,
WHEREAS, the President and Board of Trustees after due and careful consideration
have concluded that the variation to allow a vertical wall in the stormwater detention facility
will not be detrimental to the Village or properties adjacent to the Property.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF BUFFALO GROVE, COOK AND LAKE COUNTIES,
ILLINOIS:

Section 1. This Ordinance is made pursuant to and in accordance with the Village's
Development Ordinance and the Village's Home Rule powers. The preceding whereas clauses
are hereby made a part of this Ordinance.
Section 2. The Corporate Authorities hereby adopt a proper, valid and binding
ordinance approving a variation of Section 16.50.040.C. of the Development Ordinance to
allow a vertical wall instead of a side slope of 4:1 for the proposed stormwater detention facility
pursuant to EXHIBITS A, B and C for the following legally described property:
Lot 2 in Dominion Resubdivision of Lots 1 and 2 in Dominion Subdivision, being a
subdivision in the North half of the Northeast Quarter of the Northwest Quarter of
Section 9, Township 42 North, Range 11, East of the Third Principal Meridian, in Cook
County, Illinois.
Section 3. This variation of the Development Ordinance is subject to development of
the Property in accordance with applicable requirements of the Buffalo Grove Development
Ordinance.
Section 4. This Ordinance shall be in full force and effect on and after its passage and
approval. This Ordinance shall not be codified.
