1968-040ORDINANCE NO. 68 L AN ORDINANCE APPROVING A PLANNED DEVELOPMENT WITH A SPECIAL USE. WHEREAS, the real estate described is now zoned B -3. Planned Business Center District, and WHEREAS, a proposal has been submitted to the Plan Commission for the approval of a planned development on said property, and WHEREAS, the Plan Commission has held public hearings pursuant to statutes and ordinances and has submitted its written findings of fact to the President and Board of Trustees of the Village of Buffalo Grove, Illinois, which findings of fact and recommendations have been considered by said corporate authorities, and WHEREAS, the Plan Commission has recommended the approval of the planned development described as the BUFFALO GROVE MALL SHOPPING CENTER, and I WHEREAS, the corporate authorities have determined that the development of said property in the manner proposed and subject to the conditions and restrictions is a reasonable and 'proper use of said property. NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT ANDBOARD OF TRUSTEES OF THE VILLAGE OF BUFFALO GROVE, ILLINOIS, AS 'FOLLOWS: SECTION 1. That the planned development proposed hi the owner of the property legally described as: The East 22 acres of the South 60 acres of the South 1/2 of the Southeast 1/4 of Section 6, Township 42 North, Range 11 east of the Third Principal Meridian, except /the North 470.0 feet, as measured on the East and,West lines thereof, and except the West 200.0 feet, as measured on the South line thereof, of that part lying South of the North 470.0 feet, as aforesaid, and except the South 250.0 feet of the East 233.0 feet, as measured on the East and South lines thereof, in Cook County, Illinois, The South 250.0 feet of the East 233.0 feet, as measured on the East and South lines thereof, of the East 22 acres of the South 60 acres of the South 1/2 of the Southeast 1/4 of Section 6, Township 42 North, Range 11, East of the Third Principal Meridian, in Cook County, Illinois, be and it is hereby approved. Said.planned development shall be in compliance with Exhibits A. B and C. which exhibits are attached hereto and made a part hereof as though incorporated herein. SECTION 2. The approval of said planned development shall include the approval of a special use for a car -wash at the southwest corner thereof with the limitations imposed on the size and other stipulations as contained in the exhibits attached hereto. In the event the car -wash is not completed within three years from the date of approval of this ordinance, or in the event the car - wash is abandoned, then the special use shall be voided and the said area shall revert to a B -3 District. SECTION 3. All plats, plans, specifications, engineering drawings for all storm sewers, sanitary sewers, water mains, driveways, sidewalks and other public improvements necessary to the proposed development shall be submitted to and approved by the Village Engineer and shall be in compliance with all applicable ordinances. SECTION 4. No building permit or other permit shall be I approved or issued for building and construction on said property except as the same shall be in conformity with the exhibits attached hereto and other further applicable ordinances.' 2- P F ~ SECTION 5.
