GRANTING VARIATIONS OF THE
BUFFALO GROVE DEVELOPMENT ORDINANCE AND ZONING ORDINANCE
13 Chevy Chase Drive
Driveway apron in the public parkway and
impervious area coverage of front yard area
WHEREAS, the Village of Buffalo Grove is a Home Rule Unit pursuant to the Illinois
Constitution of 1970; and
WHEREAS, the real property ( "Property ") hereinafter legally described is occupied by a
single - family home zoned in the R -5 Dwelling District; and,
WHEREAS, Gloria Escoto is the owner ( "Owner ") of the Property; and
WHEREAS, Vince Escoto, having general power of attorney to act on behalf of the
Owner, is the petitioner ( "Petitioner "); and,
WHEREAS, the driveway apron width serving the Property does not comply with the
standards of Section 16.50.080.A.2.b. of the Village Development Ordinance pertaining to the
width of the apron at the street curb; and,
WHEREAS, the existing driveway and other impervious area exceeds the standard of
Section 17.36.030.F.4.a. of the Village Zoning Ordinance limiting the pavement and impervious
coverage of the required front yard area to a maximum of 40 (forty) percent of the required
front yard area; and,
WHEREAS, said driveway apron is 34 feet at the street curb rather than 21 feet as set
forth in the Village Development Ordinance; and,
WHEREAS, Owner has petitioned to the Village for a variation to allow the driveway
apron and the driveway and impervious area in the front yard to remain in place as currently
constructed; and,
WHEREAS, the Village President and Board of Trustees held a public hearing, and based
on the testimony and exhibits presented by the Petitioner, determined that the driveway apron

as currently constructed is not detrimental to the neighborhood or adjacent properties; and,
WHEREAS, the Corporate Authorities of the Village of Buffalo Grove, hereby
determine and find that the variations are reasonable and appropriate.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF
THE VILLAGE OF BUFFALO GROVE, COOK AND LAKE COUNTIES, ILLINOIS, as follows:
Section 1. The preceding WHEREAS clauses are hereby adopted by the Corporate
Authorities and made a part hereof.
Section 2. Variations are hereby granted to Section 16.50.080.A.2.b.of the Village
Development Ordinance (Title 16 of the Buffalo Grove Municipal Code) to allow the existing
driveway apron in the public parkway to remain as constructed at 34 feet in width at the street
curbline and Section 17.36.030.F.4.a. of the Village Zoning Ordinance (Title 17 of the Buffalo
Grove Municipal Code) to allow the existing driveway and impervious area to exceed 40 (forty)
percent of the required front yard area as depicted on Exhibit A hereto for the Property
commonly known as 13 Chevy Chase Drive, Buffalo Grove, Illinois, and legally described as
follows:
Lot 6 in Block 1, Unit 1 in Columbian Gardens, being a subdivision of Section 35, Township 43
North, Range 11 East of the Third Principal Meridian according to the plat thereof recorded
May 5, 1926 as Document No. 278278 in Book "P" of Plats, Page 33, in Lake County, Illinois.
Section 3. Any modifications to the existing driveway apron or driveway area and
impervious areas in the front yard are subject to review and approval by the Village.
Section 4. This Ordinance shall be in full force and effect from and after its passage,
and approval. This Ordinance shall not be codified.
