GRANTING VARIATIONS FROM CERTAIN SECTIONS
OF THE BUFFALO GROVE SIGN CODE
Fresh Farms at 15 East Dundee Road
WHEREAS, the Village of Buffalo Grove is a Home Rule Unit pursuant to the Illinois
Constitution of 1970; and
WHEREAS, the real property ( "Property ") hereinafter legally described is zoned in the
B2 District and is located at 14 East Dundee Road, Buffalo Grove, Illinois; and
WHEREAS, a request was made by 14 Dundee LLC for variance of Sign Code, Section
Sections 14.16.030 and 14.16.070 of the Buffalo Grove Municipal Code pertaining to a wall sign
within a Business District, for the purpose of allowing a wall sign that exceeds the size allowed
by the Sign Code; and
WHEREAS, the Corporate Authorities held a public hearing at which it received
testimony on the requested variations; and
WHEREAS, the Corporate Authorities of the Village of Buffalo Grove hereby determine
and find that the requested sign variations for the wall sign are in harmony with the general
purpose and intent of the Sign Code (Title 14 of the Buffalo Grove Municipal Code), and that (1)
the proposed signage is of particularly good design and in particularly good taste; and (2) the
entire site has been or will be particularly well landscaped.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF BUFFALO GROVE, COOK AND LAKE COUNTIES,
ILLINOIS, as follows:
Section 1. The preceding WHEREAS clauses are hereby adopted by the Corporate
Authorities and made a part hereof.

Section 2. Variations are hereby granted to Sections 14.16.030 and 14.16.070 of the
Buffalo Grove Municipal Code for the purpose of allowing a wall sign that exceeds the size
allowed by the Sign Code. The Property is legally defined as follows:
Subject property legal description: Parcel 1: Lots 1 and 2 in Willowmere Subdivision of part of
the northeast 1/4 of the northwest '/4 of Section 9, Township 42 north, Range 11, east of the Third
Principal Meridian, in Cook County, Illinois.
Parcel 2: Lot 3 in Willowmere Subdivision of part of the northeast '/4 of the northwest 1/4 of
Section 9, Township 42 north, Range 11, east of the Third Principal Meridian, in Cook County,
Illinois. Subject property common description: Cambridge Commons Shopping Center, 15 E.
Dundee Road, Buffalo Grove, Illinois 60089.
Section 3. The variations are subject to the following conditions:
A. The sign is to be installed in accordance with the application exhibits
submitted to the Corporate Authorities; and
B. Subject to the Appearance Review Team (ART) minutes dated July 2, 2013.
Section 4. This Ordinance shall be in full force and effect from and after its passage, and
approval. This Ordinance shall not be codified.

RE: Cambridge Commons Signage Variance Request
Dear Village of Buffalo Grove Board of Trustees,
We are seeking a variance of the current sign package for the Cambridge
Commons Shopping Center. We will be renovating the shopping center and
renting the anchor space at 45 E. Dundee to Fresh Farms Grocery Store. We
need to increase their fagade signage to modern commercial standards similar to
the Jewel in Buffalo Grove with 7' letters. The increased wall signage will allow
Fresh Farms to be competitive with other area grocers such as Walmart, Target,
Jewel and Dominicks. Typical grocery store signage is between 7 -8' in height
with a logo.
Upon the redevelopment of the shopping center we will also install a new modern
pylon sign. The new sign will include an electronic reader board, tenant panels,
as well as a space for the Landlord's information. The overall sign square
footage is currently 120 square feet and the proposed sign is 143 square feet.
The square footage increase from the proposed sign at the Executive Board
Meeting is due to the addition Landlord information and Center's address at the
bottom of the sign. We installed a nearly identical sign at the Wheeling Shopping
Center in 2011. We are very satisfied with the sign's appearance however the
proposed sign is considerably smaller.

PROPOSAL
Request was made by 14 Dundee, LLC, 580 Bank Lane, Suite 33, Lake Forest, Illinois
60045, for variance of Sign Code, Sections 14.16.030 and 14.16.070 of the Buffalo
Grove Sign Code pertaining to a wall sign within a Business District in order to allow a
wall sign that exceeds the size allowed by the Sign Code for the Cambridge Commons
Shopping Center.
The proposed wall sign exceeds the allowable size for a wall sign within a Business
District. The petitioner requests variations to allow the wall sign to exceed the allowable
height and width.
Mr. Vittore explained that they looked at the overall sign package for the entire center.
The sign package was last updated in 2006. They would like to use the same letter font
as the store in Wheeling. They would also like to incorporate the new sun logo. The sun
is their corporate logo that is used in all of their stores; on the bags, employee's shirts,
etc. Most grocery stores in the area, such as Jewel and Dominick's, have wall sign letter
heights between six (6) and eight (8) feet. With the large window expanse they need the
presence of the wall sign. The color green is currently not an approved sign color and
would require Deviation to the Shopping Center Sign Criteria.
Mr. Sheehan stated that he looked at the wall signs for other grocers in the Village and
the proposed wall sign is similar in height to the other grocery stores. He also believes
that the wall sign as proposed fits proportionally with the building.
Com. Windecker asked Mr. Vittore is he wants to match the wall sign height as the store
in Wheeling. Mr. Vittore stated that the Wheeling wall sign is smaller. They want to
mount the sign to the cultured stone instead of on a trellis like the Wheeling store.
There were no additional questions or comments.

RECOMMENDATION
The ART has determined that the appearance of the wall sign for the Cambridge
Commons Shopping Center as proposed does meet the criteria set forth in the Village
of Buffalo Grove Appearance Plan and is in harmony with the buildings and is
compatible with the surrounding area.
This request is scheduled to appear before the Village Board on Monday, July 15, 2013.
