GRANTING A VARIATION
OF THE BUFFALO GROVE SIGN CODE
Atrium Realty I, LLC at 251 Milwaukee Avenue
WHEREAS, the Village of Buffalo Grove is a Home Rule Unit pursuant to the Illinois
Constitution of 1970; and
WHEREAS, the real property ( "Property ") hereinafter legally described is zoned in the
RE Residential, and is commonly known as 251 Milwaukee Avenue; and,
WHEREAS, request is being made by Atrium Realty I, LLC., 333 Skokie Boulevard,
Suite 111, Northbrook, Illinois 60062, for variance of the Village's Sign Code, Section
14.32.040, pertaining to For Rent, Sale, Lease Signs, for the purpose of allowing the existing for
rent/ lease sign at 251 Milwaukee Avenue to remain beyond the permitted time period; and
WHEREAS, the Zoning Board of Appeals held a public hearing, received testimony,
prepared minutes, made certain findings, and made an affirmative recommendation on the said
request for a variation; and
WHEREAS, the Corporate Authorities of the Village of Buffalo Grove, hereby
determine and find that the variation requested for the ground sign is in harmony with the general
purpose and intent of the Sign Code (Title 14 of the Buffalo Grove Municipal Code) , and that
(1) the requirements of the Sign Code would cause undue and unnecessary hardship to the sign
user because of unique or unusual conditions pertaining to the property, (2) the granting of the
requested variance will not be materially detrimental to the property owners in the vicinity, (3)
the unusual conditions applying to the specific property do not apply generally to other
properties in the Village, and (4) the granting of the variance will not be contrary to the general
objective of the Sign Code of moderating the size, number and obtrusive placement of signs and
the reduction of clutter.

NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF BUFFALO GROVE, COOK AND LAKE COUNTIES,
ILLINOIS, as follows:
Section 1. The preceding WHEREAS clauses are hereby adopted by the Corporate
Authorities and made a part hereof.
Section 2. A variation is hereby granted to Section 14.32.040 of the Village Sign Code
(Title 14 of the Buffalo Grove Municipal Code) for the purpose of allowing the existing for
rent/lease sign to remain beyond the permitted time period for the following legally described
Property:
Parcel 1: Lots 2 to 13, both inclusive and the southwesterly half of 20 foot vacated alley lying
northeasterly of and adjoining Lots 2 to 13, both inclusive, in Block 3 (except therefrom that part
of Lots 2 to 13, inclusive, in Block 3, described as follows: Beginning at the northwest corner of
said Lot 2; thence on an assumed bearing of south 6 degrees 20 minutes 16 seconds east 116.87
feet; thence south 21 degrees 44 minutes 27 seconds east 183.46 feet to the southerly line of said
Lot 13; thence south 68 degrees 12 minutes 50 seconds west along the southerly line of said Lot
12 a distance of 9.26 feet to the southwest corner of said Lot 13; thence north 21 degrees 45
minutes 37 seconds west along the westerly line of said Lots 13, 12, 11, 10, 9, 8, 7, 6, 5, 4, 3 and
2 a distance of 299.96 feet (300.0 feet recorded) to the point of beginning, as taken for road
purposes by the instrument recorded October 27, 1993 as Document 3422410 in Unit 2 of
Columbian Gardens, being a Subdivision of part of Section 35, Township 43 north, Range 11,
east of the Third Principal Meridian, according to the Plat thereof recorded July 10, 1926 as
Document 282352, in Book "P" of Plats, Page 92, in Lake County, Illinois.
Parcel 2: Lots 27, 28 and 29 in Block 3 in Unit 2 of Columbian Gardens, and the northeasterly
half of 20 foot vacated alley lying southwesterly of and adjoining said Lots 27, 28 and 29 in
Block 3 in Columbian Gardens Unit 2, being a Subdivision in Section 35, Township 43 north,
Range 11, east of the Third Principal Meridian, according to the Plat thereof recorded July 10,
1926 as Document 282352, in Book "P" of Plats, Page 92, in Lake County, Illinois.
Commonly known as: 251 Milwaukee Avenue, Buffalo Grove, IL 60089
Section 3. The variation is subject to the following conditions:
A. The existing sign shall be in conformance with the Exhibit "E" submitted
to the Zoning Board of Appeals with the application for variation.
B. The sign is subject to the Village Engineer's memorandum dated January
28, 2011 and the Appearance Review Team's (ART) minutes of February 3, 2011

C. Receipt by the Village of a letter from Atrium Realty I, LLC authorizing
Berkson & Sons and Holland Design Group to act as its agent in this matter.
D. The sign is to be refaced and the posts are to be painted
E. Landscaping shall be placed around the posts.
F. Atrium Realty I, LLC. is required to appear before the Zoning Board of
Appeals for a review of status in six (6) months from the date of this Ordinance
and to present testimony in order for the Zoning Board of Appeals to determine
the necessity of allowing the subject sign to remain based upon the occupancy of
the building on the Property.
G. The Zoning Board of Appeals is hereby given the authority to grant
additional extensions of time to Atrium Realty I, LLC to allow the subject sign to
remain on the Property.
Section 4. This Ordinance shall be in full force and effect from and after its passage, and
approval. This Ordinance shall not be codified.

Section 4. This Ordinance shall be in full force and effect from and after its passage, and
approval. This Ordinance shall not be codified.
