ORDINANCE NO. 2011 -51
GRANTING VARIATIONS FROM CERTAIN SECTIONS
OFT HE BUFFALO GROVE SIGN CODE
Aetna Development Corporation at 1205 -1211 W. Dundee Road
WHEREAS, the Village of Buffalo Grove is a Home Rule Unit pursuant to the Illinois
Constitution of 1970; and
WHEREAS, the real property ( "Property ") hereinafter legally described is zoned in the
B -3 Planned Business Center District and is commonly known as 1205 -1211 W. Dundee Road,
Buffalo Grove, Illinois; and,
WHEREAS, request was made by Aetna Development Corporation, 200 West Madison
Street, Chicago, Illinois 60606, on behalf of the owner of the Property for variance of Sign Code,
Section 14.20.030, pertaining to Business Districts; and Section 14.20.080, pertaining to Wall
Signs, for the purpose of allowing a second wall sign for each Outlot Building tenant at 1205-
1211 W. Dundee Road in conjunction with the proposed Uniform Sign Package; and,
WHEREAS, the Zoning Board of Appeals held a public hearing at which it received
testimony on the requested variations; and
WHEREAS, the "Zoning Board of Appeals made certain findings of fact, made a positive
recommendation for the variations, and prepared minutes of the public hearing; and
WHEREAS, the Corporate Authorities of the Village of Buffalo Grove hereby
determine and find that the requested sign variations are in harmony with the general purpose
and intent of the Sign Code (Title 14 of the Buffalo Grove Municipal Code) , and that (1) the
requirements of the Sign Code would cause undue and unnecessary hardship to the sign user
because of unique or unusual conditions pertaining to the property, (2) the granting of the
requested variance will not be materially detrimental to the property owners in the vicinity, (3)
the unusual conditions applying to the specific property do not apply generally to other
properties in the Village, and (4) the granting of the variance will not be contrary to the general
objective of the Sign Code of moderating the size, number and obtrusive placement of signs and
the reduction of clutter.
• NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDF,NT AND BOARD OF
TRUSTEES OF THE VILLAGE OF BUFFALO GROVE, COOK AND LAKE COUNTIES,
ILLINOIS, as follows:
Section 1. The preceding WIIEREAS clauses are hereby adopted by the Corporate
Authorities and made a part hereof.
Section 2. Variations are hereby granted to Sections 14.20.030and 14.20.080 of the
Village Sign Code (Title 14 of the Buffalo Grove Municipal Code) for the purpose of allowing a
second wall sign for each Outlot Building tenant at 1205 -1211 W. Dundee Road in conjunction
with the proposed Uniform Sign Package for 1205 -1211 W. Dundee Road which is legally as
follows and identified as the Property herein:
Lots 1 and 2 (except that part of Lot 2 dedicated for road purposes by dedication recorded
as Document 87300644) in Plaza Verde Unit One, being a Subdivision of part of the
northeast '/4 of the northeast %4 of Section 7, Township 42 north, Range 11, east of the
Third Principal Meridian, according to the Plat thereof recorded September 29, 1975 as
Document 23237770, in Cook County, Illinois.
Commonly known as: 1205 -1211 W. Dundee Road, Buffalo Grove, Illinois 60089
Section 3. The variations are subject to the following conditions:
A. The signs shall be installed pursuant to Exhibits 3A and 4A submitted
to the Zoning Board of Appeals with the variation application.
Section 4. This Ordinance shall be in full force and effect from and after its passage, and
approval. This Ordinance shall not be codified.
