GRANTING VARIANCES FROM SECTION
17.40.050 OF THE BUFFALO GROVE ZONING ORDINANCE
FOR 1023 PROVIDENCE LANE
WHEREAS, the Village of Buffalo Grove is a Home Rule Unit pursuant to the Illinois
Constitution of 1970; and
WHEREAS, request is being made by Adam and Laura Barshefsky, the owners of 1023
Providence Lane, for variances of Zoning Ordinance, Section 17.40.050, pertaining to Multiple -
Family Dwelling District R -9A, for the purpose of bringing the existing house into conformance
concerning a 11.29 foot deficiency in the required twenty three (23) foot corner side yard setback
and to construct a roofed over front porch that would encroach a distance of 11.29 feet into the
required twenty three (23) foot corner side yard setback; and.
WHEREAS, the Zoning Board of Appeals has held a public hearing, received testimony,
prepared minutes, made certain findings, and has made an affirmative recommendation on said
request for variations; and
WHEREAS, the Corporate Authorities of the Village of Buffalo Grove hereby determine
and find that said variations are in harmony with the general purpose and intent of the Zoning
Ordinance, and that (1) the plight of the owners is due to hardship and unique circumstances and
(2) the proposed variation will not alter the essential character of the neighborhood.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF BUFFALO GROVE, COOK AND LAKE COUNTIES,
ILLINOIS, as follows:
Section 1. The preceding WHEREAS clauses are hereby adopted by the Corporate
Authorities.
Section 2. Variations are hereby granted to Section 17.40.050 of the Zoning Ordinance
of the Village of Buffalo Grove to the following legally described real property:

Lot 35 in Heritage Place Unit 1, being a Subdivision of part of the southeast 1/ of
the southeast 1/ of Section 30, Township 43 north, Range 11, east of the Third
Principal Meridian, in Lake County, Illinois. Commonly known as: 1023
Providence Lane, Buffalo Grove, Illinois.
The specific variations will allow bringing the existing house on the subject property into
conformance concerning a 11.29 foot deficiency in the required twenty three (23) foot corner
side yard setback and also allow the construction of a roofed over front porch that would
encroach a distance of 11.29 feet into the required twenty three (23) foot corner side yard setback
Section 3. The variations granted are subject to: (i) the materials used are to match the
existing construction in like kind and quality, (ii) compliance with the plans and specifications
submitted to and approved by the Village, and (iii) compliance with the Appearance Review
Team (ART) minutes dated June 8, 201 L.
Section 4. This Ordinance shall be in effect from and after its passage and approval.
This Ordinance shall not be codified.
