ORDINANCE NO. 2011- 30
GRANTING VARIATIONS FROM CERTAIN SECTIONS
OF THE BUFFALO GROVE SIGN CODE

WHEREAS, the Village of Buffalo Grove is a Home Rule Unit pursuant to the Illinois
Constitution of 1970; and
WHEREAS, the real property ( "Property ") hereinafter legally described is zoned in the
B -3 Planned Business Center District and is commonly known as 185 Milwaukee Avenue,
Buffalo Grove, Illinois; and,
WHEREAS, request was made by Hamilton Partners, 1130 Lake Cook Road, Suite 190,
Buffalo Grove, Illinois 60089, with the consent of the owner of the Property, for variances of the
Village's Sign Code, Section 14.20.030, pertaining to Business Districts; Section 14.20.070,
pertaining to Grounds Signs; Section 14.20.130 pertaining to Directional Signs; and Section
14.40.145, pertaining to Off - Premises signs, for the purpose of allowing an oversized directional
ground sign at North Riverwalk Drive and Riverwalk Drive; and to allow a second ground sign
on the Property at 185 Milwaukee , which would be an off - premises directional ground sign.
Said ground sign would be located closer to the property line than permitted and would be
located within two hundred fifty (250) feet of an existing ground sign located on the same parcel;
and
WHEREAS, the Zoning Board of Appeals held a public hearing at which it received
testimony on the requested variations; and
WHEREAS, the Zoning Board of Appeals made certain findings of fact, made a positive
recommendation for the variations, and prepared minutes of the public hearing; and
WHEREAS, the Corporate Authorities of the Village of Buffalo Grove hereby determine
and find that the requested sign variations are in harmony with the general purpose and intent of
the Sign Code (Title 14 of the Buffalo Grove Municipal Code) , and that (1) the proposed
signage is of particularly good design and in particularly good taste and (2) the entire site has
been or will be particularly well landscaped.

NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF BUFFALO GROVE, COOK AND LAKE COUNTIES,
ILLINOIS, as follows:
Section 1. The preceding WHEREAS clauses are hereby adopted by the Corporate
Authorities and made a part hereof.
Section 2. Variations are hereby granted to Sections 14.20.030, 14.20.070, 14.20.130,
and 14.40.145 of the Village Sign Code (Title 14 of the Buffalo Grove Municipal Code) for the
purpose of allowing an oversized directional ground sign located at North Riverwalk Drive and
Riverwalk Drive; and to allow a second ground sign on the Property at 185 Milwaukee which,
which would be an off - premises directional ground sign. Said ground sign would be located
closer to the property line than permitted and would be located within two hundred fifty (250)
feet of an existing ground sign located on the same parcel;
Parcel 1: Lots 1, 2, 3, 4, 5, 6, the north 12.36 feet of Lot 7 and Lots 16 and 17 in Block 7 in unit
No. 2 in Columbian Gardens, being a Subdivision of part of Section 35, Township 43 north,
Range 11 east of the Third Principal Meridian, according to the Plat thereof, recorded July 10,
1926 as Document 282352 in book "P" of plats, page 92, (excepting therefrom that part taken in
eminent domain cases 92ED75 and 92ED79) in Lake County, Illinois.
Parcel 2: That part of the vacated alley lying east of the adjacent to Lots 1, 2, 3, 4, 5, 6 and the
north 12.36 feet of Lot 7 and lying west of and adjacent to Lots 16 and 17, in Block 7 in Unit
Number 2 in the Third Principal Meridian, according to the Plat thereof, recorded July10, 1926
as document 282352 in Book "P" of Plats, Page 92 in Lake County, Illinois, Described as
follows: Beginning at the northeast comer of Lot 1" thence southeasterly along the east line of
Lots 1, 22 3, 4, 5, 6, and 7 to a point on a line 12.36 feet south of and parallel to the north line of
Lot 7; thence northeasterly along a northeasterly prolongation of the last described line a distance
of 20.00 feet to a point on the west line of Lot 16; thence northwesterly along the west line of
Lots 16 and 17 to the northeast corner of Lotl7; thence southwesterly to the point of beginning.
Commonly known as: 185 Milwaukee Avenue, Buffalo Grove, Illinois 60089
Section 3. The variations are subject to the following conditions:

A. The off premise ground sign shall comply with the Zoning Board of
Appeals Exhibit "E" and the revised site plan marked Exhibit
"A2 "dated May 20,2011, and
B. To the Village Engineer's revised memorandum dated May 13, 2011.
Section 4. This Ordinance shall be in full force and effect from and after its passage, and
approval. This Ordinance shall not be codified.
