GRANTING VARIATIONS FROM CERTAIN SECTIONS
OF THE BUFFALO GROVE SIGN CODE
RDK Ventures d/b /a Circle K at 1200 Arlington Heights Road
WHEREAS, the Village of Buffalo Grove is a Home Rule Unit pursuant to the Illinois
Constitution of 1970; and
WHEREAS, the real property ( "Property ") hereinafter legally described is zoned in the
B -3 Planned Business Center District, is commonly known as 1200 Arlington Heights Road, and
is currently occupied by a gas station and a fast food restaurant; and,
WHEREAS, request was made by Corporate Identification Solutions, 5308 N. Northwest
Highway, Chicago, Illinois 60630 on behalf of RDK Ventures, LLC. doing business as Circle K,
for variances of the Village's Sign Code, Section 14.20.030, pertaining to Business Districts;
Section 14.20.070, pertaining to Grounds Signs; Section 14.20.080, pertaining to Wall Signs; and
Section 14.40.025, pertaining to Changeable Copy Signs, for the purpose of. (i) installing one
additional wall sign on the north elevation of the main building on the Property; (ii) installing
two additional wall signs on the east elevation of the building; (iii) installing two wall signs on
the car wash building; and (iv) to reface the three existing changeable copy ground signs that are
all within two hundred and fifty feet of each other and on the same parcel; and
WHEREAS, the Zoning Board of Appeals held a public hearing at which it received
testimony on the requested variations and at which the petitioner modified it original variation
request by removing from it's petition the request for the eighteen foot long changeable copy
spanner board wall sign; and
WHEREAS, the Zoning Board of Appeals made certain findings of fact, made a negative
recommendation on the modified request for variations, and prepared minutes of the public
hearing; and
WHEREAS, Corporate Identification Solutions appealed to the Corporation Authorities
of the Village of Buffalo Grove the Zoning Board of Appeal's negative recommendation on its
amended petition for variations; and
WHEREAS, the Corporate Authorities of the Village of Buffalo Grove heard the appeal
of Corporate Identification Solutions at its meeting of February 7, 2011, at which meeting

Corporate Identification Solutions made a second amendment to its petition for variation by
deleting therefrom the Circle K sign on the exit from the car wash building and also by deleting
therefrom the Circle K sign on the southeast elevation of the main building on the Property; and
WHEREAS, the Corporate Authorities of the Village of Buffalo Grove at its meeting on
February 7, 2011 directed preparation of an ordinance granting the appeal of Corporate
Identification Solutions of its amended request for variations of the Village's Sign Code; and
WHEREAS, the Corporate Authorities of the Village of Buffalo Grove hereby
determine and find that the requested sign variations, as amended at the Zoning Board of
Appeals hearing and at the Village Board meeting, are in harmony with the general purpose and
intent of the Sign Code (Title 14 of the Buffalo Grove Municipal Code) , and that (1) the
requirements of the Sign Code would cause undue and unnecessary hardship to the sign user
because of unique or unusual conditions pertaining to the property, (2) the granting of the
requested variances will not be materially detrimental to the property owners in the vicinity, (3)
the unusual conditions applying to the specific property do not apply generally to other
properties in the Village, and (4) the granting of the variances will not be contrary to the general
objective of the Sign Code of moderating the size, number and obtrusive placement of signs and
the reduction of clutter.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF BUFFALO GROVE, COOK AND LAKE COUNTIES,
ILLINOIS, as follows:
Section 1. The preceding WHEREAS clauses are hereby adopted by the Corporate
Authorities and made a part hereof.
Section 2. Variations are hereby granted to Sections 14.32.030, 14.20.070, 14.20.080,
and 14.40.025 of the Village Sign Code (Title 14 of the Buffalo Grove Municipal Code) for the
purpose of: (i) installing one additional wall sign on the north elevation of the main building on
the Property; (ii) installing one additional wall sign on the northeast elevation of the building;
(iii) installing one wall sign at the entrance of the car wash building; and (iv) to reface the three
existing changeable copy ground signs that are all within two hundred and fifty feet of each other
and on the same parcel for the following legally described Property:

Lot 1 in Equilon/McDonald's first Subdivision in Buffalo Grove, being a Subdivision of
part of the northeast 1/4 of the southeast '/4 of Section 30, Township 43 north, Range 11,
east of the Third Principal Meridian, in Lake County, Illinois. Commonly known as: 1200
Arlington Heights Road, Buffalo Grove, Illinois 60089
Section 3. The variations are subject to the installation of the subject signs in accordance
with the renderings submitted to the Corporate Authorities of the Village at its meeting on
February 7, 2011 which renderings are attached hereto and made a part hereof as Exhibit "A"
and include:
a) The three changeable copy ground signs depicted on the three renderings dated 2/9/2010;
b) The east elevation Circle K wall sign located on the northeast facing parapet wall depicted in
the rendering dated 1/31/2011;
c) The north elevation Circle K wall sign located on the northwest facing parapet wall
depicted in the rendering dated 1/31/2011; and
d) The Circle K wall sign located at the entrance to the car wash and depicted on the rendering
dated 2/3/2010.
Section 4. This Ordinance shall be in full force and effect from and after its passage, and
approval. This Ordinance shall not be codified.
