GRANTING VARIATIONS FROM CERTAIN SECTIONS
OF THE BUFFALO GROVE SIGN CODE
PNC Bank, 1177 Lake Cook Road
WHEREAS, the Village of Buffalo Grove is a Home Rule Unit pursuant to the Illinois
Constitution of 1970; and
WHEREAS, the real property ( "Property ") hereinafter legally described is zoned in the
B -3 Business District, commonly known as 1177 Lake Cook Road, and is owned by PNC Bank
(hereinafter sometimes referred to as "PNC Bank "); and,
WHEREAS, PNC Bank has requested variations of the Village Sign Code to allow a
ground sign that would be located closer to the property line than allowed by the Sign Code
and to allow the PNC logo as part of the wall sign on the east elevation of the building on the
Property; and,
WHEREAS, the requested variations of the Village Sign Code are as follows:
Section 14.20.030, pertaining to Business Districts; Section 14.20.070, pertaining to Ground
Signs, and Section 14.20.080, pertaining to Wall Signs; and,
WHEREAS, the Zoning Board of Appeals held a public hearing, received testimony,
prepared minutes, made certain findings, and made an affirmative recommendation on the said
request for variations for the PNC signs on the Property; and
WHEREAS, the Corporate Authorities of the Village of Buffalo Grove, hereby
determine and find that the variations requested are in harmony with the general purpose and
intent of the Sign Code (Title 14 of the Buffalo Grove Municipal Code) , and that (1) the
requirements of the Sign Code would cause undue and unnecessary hardship to the sign user
because of unique or unusual conditions pertaining to the property, (2) the granting of the
requested variances will not be materially detrimental to the property owners in the vicinity,
(3) the unusual conditions applying to the specific property do not apply generally to other

properties in the Village, and (4) the granting of the variances will not be contrary to the
general objective of the Sign Code of moderating the size, number and obtrusive placement of
signs and the reduction of clutter.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF BUFFALO GROVE, COOK AND LAKE COUNTIES,
ILLINOIS, as follows:
Section 1. The preceding WHEREAS clauses are hereby adopted by the Corporate Authorities
and made a part hereof.
Section 2. Variations are hereby granted to Sections 14.20.030, 14.20.070, and 14.20.080 of
the Village Sign Code, Title 14 of the Buffalo Grove Municipal Code, for the purpose of
allowing a ground sign that would be located closer to the property line than allowed by the
Sign Code and to allow the PNC logo as part of the wall sign on the east elevation of the
building on the Property legally described as follows:
That part of Lot 2 in the Harris Resubdivision, a part of the northwest quarter of Section
5, Township 42 north, Range 11, east of the Third Principal Meridian, according to the
Plat thereof recorded January 11, 1979 as Document No. 24799203, described as follows:
commencing at the northeast corner of said Lot 2, thence north 89 degrees, 40'00" east,
32.02 feet; thence south 00 degrees 20'00" east, 7.30 feet to the point of beginning;
thence south 44 degrees 46'49" east, 5.00 feet; thence south 45 degrees 13'11" west,
15.00 feet; thence north 44 degrees 46'49" west, 5.00 feet; thence north 45 degrees
13'11" east, 15.00 feet to the point of beginning, Cook County, Illinois.
Section 3. The variations are subject to the following conditions:
A. Sign P002 on the Zoning Board of Appeals Exhibits as a proposed wall
sign on the east elevation of the building on the Property shall be removed from
the PNC sign package and not be installed;
B. Signs W002 and W015 on the Zoning Board of Appeals Exhibits shall not
be illuminated between 10:00 p.m. and 6:00 a.m., and
C. Signs W017 and W018 on the Zoning Board of Appeals Exhibits shall not
be changed.

Section 4. This Ordinance shall be in full force and effect from and after its passage, and
approval. This Ordinance shall not be codified.

2010 and continuing for at least ten days thereafter.
Copies of such Ordinance were also available for
public inspection upon request in the Office of
Village Clerk.
