GRANTING VARIATIONS FROM CERTAIN SECTIONS
OF THE BUFFALO GROVE SIGN CODE
Equable Ascent Financial, LLC, 1120 Lake Cook Road
WHEREAS, the Village of Buffalo Grove is a Home Rule Unit pursuant to the Illinois
Constitution of 1970; and
WHEREAS, the real property ( "Property ") hereinafter legally described is zoned in the
O & R, Office and Research District, commonly known as 1120 Lake Cook Road, and is
occupied by Equable Ascent Financial, LLC (hereinafter sometimes referred to as "Equable
Ascent Financial') and owned by Buffalo Grove OP LLC; and,
WHEREAS, Equable Ascent Financial has requested variations of the Village Sign Code
for the purpose of allowing more than one (1) wall sign for the developed parcel and said sign
would not face the public right -of -way; and
WHEREAS, the requested variations of the Village Sign Code are as follows:
Section 14.20.020, pertaining to Office and Research Districts and Section 14.20.080, pertaining
to Wall Signs; and,
WHEREAS, the Zoning Board of Appeals held a public hearing, received testimony,
prepared minutes, made certain findings, and made an affirmative recommendation on the said
request for variations for the Equable Ascent Financial sign on the Property; and
WHEREAS, the Corporate Authorities of the Village of Buffalo Grove, hereby
determine and find that the variations requested are in harmony with the general purpose and
intent of the Sign Code (Title 14 of the Buffalo Grove Municipal Code) , and that (1) the
requirements of the Sign Code would cause undue and unnecessary hardship to the sign user
because of unique or unusual conditions pertaining to the property, (2) the granting of the
requested variances will not be materially detrimental to the property owners in the vicinity, (3)
the unusual conditions applying to the specific property do not apply generally to other
properties in the Village, and (4) the granting of the variances will not be contrary to the general

objective of the Sign Code of moderating the size, number and obtrusive placement of signs and
the reduction of clutter.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF BUFFALO GROVE, COOK AND LAKE COUNTIES,
ILLINOIS, as follows:
Section 1. The preceding WHEREAS clauses are hereby adopted by the Corporate Authorities
and made a part hereof.
Section 2. Variations are hereby granted to Sections 14.20.020, and 14.20.080 of the Village
Sign Code, Title 14 of the Buffalo Grove Municipal Code, for the purpose of allowing more than
one (1) wall sign for the developed parcel and said sign would not face the public right -of -way
on the Property legally described as follows:
Lot I in Buffalo Grove Business Park Unit 4, being a Subdivision in the west 1/2 of the
southwest '/4 of Section 32, Township 43 north, Range 11, east of the Third Principal
Meridian, in Lake County, Illinois.
Parcel 4: Easement appurtenant to and for the benefit of Parcels 1 and 3 for pedestrian
and vehicular ingress, egress etc, as set forth in Buffalo Grove Business Park Declaration
of Road Easement recorded as Document 2232275, in Lake County, Illinois. Commonly
known as: 1120 Lake Cook Road, Buffalo Grove, Illinois.
Section 3. The variations are subject to the following conditions:
A. The sign shall be installed pursuant to the Zoning Board of Appeals
Exhibits admitted into evidence and in a font size, style and color that is
similar to the existing wall sign on the same elevation of the building.
Section 4. This Ordinance shall be in full force and effect from and after its passage, and
approval. This Ordinance shall not be codified.

Copies of such Ordinance were also available for
public inspection upon request in the Office of
Village Clerk.
