GRANTING VARIATIONS FROM CERTAIN SECTIONS
OF THE BUFFALO GROVE SIGN CODE
Peerless Bridge, LLC., 1701 Leider Lane
WHEREAS, the Village of Buffalo Grove is a Home Rule Unit pursuant to the Illinois
Constitution of 1970; and
WHEREAS, request is being made by Peerless Bridge, LLC., 700 Commerce Drive,
Suite 160, Oak Brook, Illinois 60523, for variance of Sign Code, Section 14.20.050 (allowable
number of signs) for the purpose of allowing more than one (1) ground sign to be located on the
parcel; and Section 14.20.070 (distance between ground signs) to allow the building
identification ground sign to be located within two hundred fifty (250) feet of the existing Leider
Greenhouse ground sign located on the same side of the street for the property located at 1701
Leider Lane; and
WHEREAS, request is also being made by Peerless Bridge, LLC, 700 Commerce Drive,
Suite 160, Oak Brook, Illinois 60523, for variance of Sign Code, Section 14.20.050 (allowable
number of signs); Section 14.40.025, (Changeable Copy Signs); Section 14.40.145 (Off -
Premises Signs) and Section 14.20.070 (distance between ground signs) for the property located
at 1701 Leider Lane, for the purpose of allowing the Leider Greenhouse sign, which is an
existing off - premises ground sign with changeable copy, to be re- located on the same property
which it currently exists. The proposed location will be within two hundred fifty (250) feet of the
building identification sign for 1701 Leider Lane; and
WHEREAS, the Zoning Board of Appeals has held a public hearing, received testimony,
prepared minutes, made certain findings, and has made an affirmative recommendation on the
said request for variations; and
WHEREAS, the Corporate Authorities of the Village of Buffalo Grove hereby determine
and find that said variations are in harmony with the general purpose and intent of the Sign Ordi-
nance, and that (1) the requirements of the Sign Code would cause undue and unnecessary
hardship to the sign user because of unique or unusual conditions pertaining to the property, (2)
the granting of the requested variances will not be materially detrimental to the property owners
in the vicinity, (3) the unusual conditions applying to the specific property do not apply generally
to other properties in the Village, and (4) the granting of the variances will not be contrary to the
general objective of the Sign Code of moderating the size, number and obtrusive placement of
signs and the reduction of clutter.

NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF BUFFALO GROVE, COOK AND LAKE COUNTIES,
ILLINOIS, as follows:
Section 1. The preceding WHEREAS clauses are hereby adopted by the Corporate
Authorities and made a part hereof.
Section 2. Variations are hereby granted to Sections 14.20.050, and 14.20.070 of the
Buffalo Grove Municipal Code to the Property legally described as follows:
Lot 2 in the Final Plat of Aptakisic Creek Corporate Park, being a Subdivision of part of
the northwest quarter of Section 27, Township 43 north, Range 11, east of the Third
Principal Meridian, according to the Plat thereof recorded August 11, 2008 as Document
Number 6379848, in Lake County, Illinois.
for the purpose of allowing more than one (1) ground sign to be located on the parcel; and to

property located at 1701 Leider Lane; and
Section 3. Variations are hereby granted to Sections 14.20.050, 14.20.070, 14.40.025,
and 14.40.145 of the Buffalo Grove Municipal Code to the Property legally described as follows:

Section 4. The variations are subject to the following conditions:
a. Compliance with Village Engineer's memorandum dated July 6, 2009.
b. The sign to be installed shall be in accordance with the exhibits submitted with the
application for variations to the Zoning Board of Appeals.
Section5. This Ordinance shall be in effect from and after its passage and approval. This
Ordinance shall not be codified.
