GRANTING VARIATIONS FROM CERTAIN SECTIONS
OF THE BUFFALO GROVE SIGN ORDINANCE
Prestige Leasing, Inc., 88 E. Dundee Road
WHEREAS, the Village of Buffalo Grove is a Home Rule Unit pursuant to the Illinois
Constitution of 1970; and
WHEREAS, Prestige Leasing, Inc., an Illinois corporation, leases from Buffalo Grove
Professional Building LLC, the owner of the hereinafter legally described real property
commonly known as 88 E. Dundee Road, Buffalo Grove, Illinois; and
WHEREAS, Prestige Leasing, Inc. has requested variations from the following sections
of the Village's Sign Code: Section 14.20.030, pertaining to Business Districts and Section
14.20.070, pertaining to Ground Signs, for the purpose of installing a ground sign on the
Property that would be located less then two hundred fifty feet (250') from an existing
permanent ground sign on the same side of the street; and
WHEREAS, the Zoning Board of Appeals has held a public hearing, received
testimony, prepared minutes, made certain findings, and has made an affirmative recommen-
dation on the said request for variations; and
WHEREAS, the Corporate Authorities of the Village of Buffalo Grove hereby
determine and find that said variations are in harmony with the general purpose and intent of
the Sign Ordinance, and that (1) the requirements of the Sign Ordinance would cause undue
and unnecessary hardship to the sign user because of unique or unusual conditions pertaining to
the property, (2) the granting of the requested variances will not be materially detrimental to
the property owners in the vicinity, (3) the unusual conditions applying to the specific property
do not apply generally to other properties in the Village, and (4) the granting of the variances
will not be contrary to the general objective of this title of moderating the size, number and
obtrusive placement of signs and the reduction of clutter.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF BUFFALO GROVE, COOK AND LAKE COUNTIES,
ILLINOIS, as follows:

Section 1. The preceding WHEREAS clauses are hereby adopted by the Corporate
Authorities and made a part hereof.
Section 2. Variations are hereby granted to Sections 14.20.030 and 14.20.070 of the
Village Sign Ordinance to the Property legally described as follows:
The east 230 feet of the south 300 feet (except the south 50 feet thereof taken or used for
highway purposes) of the east half of the southwest quarter of Section 4, Township 42
north, Range 11, east of the Third Principal Meridian, in Cook County, Illinois.
for the purpose of installing a ground sign that would be located less then two hundred fifty
feet (250') from an existing ground sign on the same side of the street.
Section 3. The variations are subject to the following conditions:
A. The sign is to be installed in accordance with the exhibits submitted with the
application to the Zoning Board of Appeals with the exception that the height of the ground
sign shall not exceed eight feet (8') in height.
B. Installation of the sign is subject to the Village Engineer's memorandum dated
January 8, 2007 regarding location of the ground sign.
Section 4. This Ordinance shall be in effect from and after its passage and approval.
This Ordinance shall not be codified.

ROAD, provided by its terms that it should be
published in pamphlet form.
The pamphlet form of Ordinance No. 2007 -16,
including the Ordinance and a sheet thereof, was
prepared, and a copy of such Ordinance was posted
in and at the Village Hall, commencing on April 10,
2007 and continuing for at least ten days thereafter.
Copies of such Ordinance were also available for
public inspection upon request in the Office of
Village Clerk.
