GRANTING A VARIATIONS FROM SECTIONS
14.20.010 and 14.40.025
OF THE BUFFALO GROVE SIGN CODE
(Kingswood United Methodist Church, 401 W. Dundee Road)
WHEREAS, the Village of Buffalo Grove is a Home Rule Unit pursuant to the Illinois
Constitution of 1970; and
WHEREAS, Kingswood United Methodist Church, an Illinois religious corporation,
the owner of the hereinafter legally described real property commonly known as 401 W.
Dundee Road, Buffalo Grove, Illinois, has requested variations from Section 14.20.010,
pertaining to Residential Districts, and Section 14.40.025, pertaining to Changeable Copy
Signs, of the Village's Sign Code for the purpose of modifying the existing ground sign by
incorporating an eight foot (8') by one foot four inch (1'4 ") electronic reader board within the
existing sign, increasing the overall height from seventy -two inches (72 ") to ninety -seven
inches (97 "). Said sign would exceed the permitted size and height; would project into the
required setback area; would be located a distance of eighteen feet four inches (18'4 ") from the
property line and thirty-six feet four inches (36'4 ") from the sidewalk; and
WHEREAS, the Zoning Board of Appeals has held a public hearing, received
testimony, prepared minutes, made certain findings, and has made an affirmative recommen-
dation on the said request for variations; and
WHEREAS, the Corporate Authorities of the Village of Buffalo Grove hereby
determine and find that said variations are in harmony with the general purpose and intent of
the Sign Code, and that (1) the requirements of the Sign Code would cause undue and unneces-
sary hardship to the sign user because of unique or unusual conditions pertaining to the
property, (2) the granting of the requested variations will not be materially detrimental to the
property owners in the vicinity, (3) the unusual conditions applying to the specific property do
not apply generally to other properties in the Village, and (4) the granting of the variations will
not be contrary to the general objective of the Sign Code of moderating the size, number and
obtrusive placement of signs and the reduction of clutter.

NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF BUFFALO GROVE, COOK AND LAKE COUNTIES,
ILLINOIS, as follows:
Section 1. The preceding WHEREAS clauses are hereby adopted by the Corporate
Authorities.
Section 2. Variations are hereby granted to Sections 14.20.010 and 14.40.025 of the
Village Sign Code to the property legally described as follows:
Parcel 1:
The west 85 feet of the east 840 feet of the north 653.45 feet of the east
half of the northeast quarter of Section 8, Township 42 North, Range 11,
East of the Third Principal Meridian, in Cook County, Illinois.
Parcel 2:
The west 250 feet of the east 755 feet of the north 653.45 feet of the east
half of the northeast quarter of Section 8, Township 42 North, Range 11,
East of the Third Principal Meridian, in Cook County, Illinois.
Parcel 3:
The west 65 feet of the east 505 feet of the north 653.45 feet of the east
half of the northeast quarter of Section 8, Township 42 North, Range 11,
East of the Third Principal Meridian, in Cook County, Illinois
for the purpose of modifying the existing ground sign by incorporating an eight foot (8') by
one foot four inch (1'4 ") electronic reader board within the existing sign, increasing the overall
height from seventy -two inches (72 ") to ninety -seven inches (97 "). Said sign would be located
a distance of eighteen feet four inches (18'4 ") from the property line and thirty -six feet four
inches (36'4 ") from the sidewalk.
Section 3. The variations shall be subject to the following conditions:
A. The sign is to be installed in accordance with "Sign B" on the Zoning
Board of Appeals Exhibit "E ", and
B. The hours of operation of the sign are to be from 9:00 a.m. to 9:00
p.m.
Section 4. This Ordinance shall be in effect from and after its passage and approval.
This Ordinance shall not be codified.

2007 and continuing for at least ten days thereafter.
Copies of such Ordinance were also available for
public inspection upon request in the Office of
Village Clerk.
