GRANTING VARIATIONS FROM CERTAIN SECTIONS
OF THE BUFFALO GROVE SIGN ORDINANCE
(Jewish Council For Youth Services, 1700 Weiland Road)
WHEREAS, the Village of Buffalo Grove is a Home Rule Unit pursuant to the Illinois
Constitution of 1970; and
WHEREAS, Jewish Council For Youth Services (JCYS), the owner of the hereinafter
legally described real property commonly known as 1700 Weiland Road, Buffalo Grove,
Illinois, has requested variations from the following sections of the Village's Sign Code:
Section 14.20.030, pertaining to Business Districts; Section 14.20.070, pertaining to Ground
Signs; and Section 14.40.025 pertaining to changeable Copy Signs, for the purpose of
installing a changeable copy ground sign that would project into the required building setback
area; and
WHEREAS, the Zoning Board of Appeals has held a public hearing, received
testimony, prepared minutes, made certain findings, and has made an affirmative recommen-
dation on the said request for variations; and
WHEREAS, the Corporate Authorities of the Village of Buffalo Grove hereby
determine and find that said variations are in harmony with the general purpose and intent of
the Sign Ordinance, and that (1) the requirements of the Sign Ordinance would cause undue
and unnecessary hardship to the sign user because of unique or unusual conditions pertaining to
the property, (2) the granting of the requested variances will not be materially detrimental to
the property owners in the vicinity, (3) the unusual conditions applying to the specific property
do not apply generally to other properties in the Village, and (4) the granting of the variances
will not be contrary to the general objective of this title of moderating the size, number and
obtrusive placement of signs and the reduction of clutter.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF BUFFALO GROVE, COOK AND LAKE COUNTIES,
ILLINOIS, as follows:

Section 1. The preceding WHEREAS clauses are hereby adopted by the Corporate
Authorities and made a part hereof.
Section 2. Variations are hereby granted to Sections 14.20.030, 14.20.070, and
14.40.025 of the Village Sign Ordinance to the property legally described as follows:
Commencing at the intersection of the West line of the northeast quarter of
Section 28, Township 43 North, Range 11, East of the Third Principal Meridian, and the South
line of Aptakisic Road; thence North 89 degrees 10 minutes 38 seconds East, along said South
line of Aptakisic Road, a distance of 733.37 feet; thence South 00 degrees 00 minutes 00 seconds
East parallel to said West line a distance of 553.26 feet; thence North 88 degrees 28 minutes 03
seconds East, a distance of 678.89 feet to the point of beginning; thence North 00 degrees 00
minutes 00 seconds East, a distance of 544.85 feet to the South line of Aptakisic Road; thence
North 89 degrees 10 minutes 38 seconds East along said South line of Aptakisic Road, a distance
of 291.20 feet to a point of curvature to the right; thence along the arc of said curve having a
radius of 35.00 feet, a distance of 45.98 feet to a point of tangency on the West line of Weiland
Road; thence South 15 degrees 33 minutes 17 seconds East, a distance of 344.79 feet to a point
of curvature to the right; thence along the are of said curve being a radius of 2824.79 feet, a
distance of 184.63 feet; thence South 88 degrees 28 minutes 03 seconds West, a distance of
461.55 feet to the point of beginning, (except those parts dedicated as Aptakisic Road and
Weiland Road per Documents 2960315 and 3258679) all in Lake County, Illinois.
Commonly known as 1700 Weiland Road, Buffalo Grove, Illinois.
for the purpose of installing a changeable copy ground sign that would project into the required
building setback area.
Section 3. The variances are subject to the following conditions:
A. The sign is to be installed pursuant to the revised exhibits as amended at
the April 18, 2006 Zoning Board of Appeals meeting. The sign is to be
mounted on poles with the poles located behind the existing ground sign
so that the sign would appear to rest on top of the existing ground sign.
B. The type of sign will be the Nova sign with red text lettering.
C. The sign shall not exceed three feet (3) in height and eight feet (8') in
width and be curved to match the existing Jewish Council For Youth
Services (JCYS) ground sign.
D. The hours of operation of the sign shall be 6:45A.M. to 9:00P.M. seven
days a week.
Section 4. This Ordinance shall be in effect from and after its passage and approval.
This Ordinance shall not be codified.

The pamphlet form of Ordinance No. 2006 -24,

prepared, and a copy of such Ordinance was posted
in and at the Village Hall, commencing on May 16,
2006 and continuing for at least ten days thereafter.
Copies of such Ordinance were also available for
public inspection upon request in the Office of
Village Clerk.
