GRANTING VARIATIONS FROM CERTAIN SECTIONS
OF THE BUFFALO GROVE SIGN ORDINANCE
(Creekside Dental at Creekside Commons, 1149 Weiland Road)
WHEREAS, the Village of Buffalo Grove is a Home Rule Unit pursuant to the Illinois
Constitution of 1970; and
WHEREAS, North Shore Sign Company on behalf of Creekside Dental, and with the
authorization of Embassy, L.L.C., the owner of the hereinafter legally described real property
commonly known as 1149 Weiland Road, Buffalo Grove, Illinois, has requested variations
from the following sections of the Village' s Sign Code: Section 14.20.030, pertaining to
Business Districts and Section 14.20.070, pertaining to Ground Signs, for the purpose of
adding a separate sign box to the existing shopping center pylon sign and to allow copy that is
not specific to the name and nature of the use; and
WHEREAS, the petitioner, at the Zoning Board of Appeals public hearing amended its
request for variations by deleting from its petition and from the sign the words " Creating
Confident Smiles "; and
WHEREAS, the Zoning Board of Appeals has held a public hearing, received
testimony, prepared minutes, made certain findings, and has made an affirmative recommen-
dation on the amended request for variations; and
WHEREAS, the Corporate Authorities of the Village of Buffalo Grove hereby
determine and find that said variations are in harmony with the general purpose and intent of
the Sign Ordinance, and that (1) the requirements of the Sign Ordinance would cause undue
and unnecessary hardship to the sign user because of unique or unusual conditions pertaining to
the property, (2) the granting of the requested variances will not be materially detrimental to
the property owners in the vicinity, (3) the unusual conditions applying to the specific property
do not apply generally to other properties in the Village, and (4) the granting of the variances
will not be contrary to the general objective of this title of moderating the size, number and
obtrusive placement of signs and the reduction of clutter.

NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF BUFFALO GROVE, COOK AND LAKE COUNTIES,
ILLINOIS, as follows:
Section 1. The preceding WHEREAS clauses are hereby adopted by the Corporate
Authorities and made a part hereof.
Section 2. Variations are hereby granted to Sections 14.20.030 and 14.20.070 of the
Village Sign Ordinance to the property legally described as follows:
Lot 1 in Creekside Commons, being a Subdivision of part of the southeast 1/4 of Section 28,
Township 43 north, Range 11, east of the Third Principal Meridian, according to the Plat thereof
recorded June 13, 1986 as Document 2450987 and corrected by Certificate of Correction
recorded July 11, 1986 as Document 2459631, in Lake County, Illinois.
for the purpose of adding a separate sign box to the existing shopping center pylon sign
Section 3. The variances are subject to the following conditions:
A. The sign is to be installed in accordance with the Zoning Board of Appeals Exhibits
except the " Creating Confident Smiles" language will be removed.
B. The sign box will remain 2 feet by 8 feet (per exhibit) and the " Creekside Dental"
copy will be enlarged to fill the space.
Section 4. This Ordinance shall be in effect from and after its passage and approval.
This Ordinance shall not be codified.

The pamphlet form of Ordinance No. 2006 -01,
including the Ordinance and a sheet thereof, was
prepared, and a copy of such Ordinance was posted
in and at the Village Hall, commencing January 17,
2006 and continuing for at least ten days thereafter.
Copies of such Ordinance were also available for
public inspection upon request in the Office of
Village Clerk.
