GRANTING VARIATIONS FROM CERTAIN SECTIONS
OF THE BUFFALO GROVE SIGN ORDINANCE
(Shell Oil Company, 1200 N. Arlington Heights Road)
WHEREAS, the Village of Buffalo Grove is a Home Rule Unit pursuant to the Illinois
Constitution of 1970; and
WHEREAS, Warren Johnson Architects, Inc., as agent for Equilon Enterprises LLC,
a corporation, the owner of the hereinafter legally described real property commonly known as
1200 N. Arlington Heights Road, Buffalo Grove, Illinois, has requested variations from the
following sections of the Village's Sign Code: Section 14.20.030, pertaining to Business
Districts; Section 14.20.070, pertaining to Ground Signs; Section 14.20.080, pertaining to
Wall Signs; and Section 14.40.025 pertaining to Changeable Copy Signs, for the purpose of
replacing the Shell logo, Food Mart, Car Wash, and price information on the ground signs; to
replace the Shell Food Mart sign with Food Mart decal on the building; and to install Shell
signs and red light bands on the north and east elevations of the canopy; and
WHEREAS, Village Ordinance No. 98 -15 approved an Annexation Agreement for the
subject property, which provided in Section 16 of the Annexation Agreement that the building
roof shall be "military blue" as reflected in the exhibits to the Annexation Agreement; and
WHEREAS, the Zoning Board of Appeals has held a public hearing, received
testimony, prepared minutes, made certain findings, and has made an affirmative recommen-
dation on the said request for variations; and
WHEREAS, the Corporate Authorities of the Village of Buffalo Grove hereby
determine and find that said variations are in harmony with the general purpose and intent of
the Sign Ordinance, and that (1) the requirements of the Sign Ordinance would cause undue
and unnecessary hardship to the sign user because of unique or unusual conditions pertaining to
the property, (2) the granting of the requested variances will not be materially detrimental to

the property owners in the vicinity, (3) the unusual conditions applying to the specific property
do not apply generally to other properties in the Village, and (4) the granting of the variances
will not be contrary to the general objective of this title of moderating the size, number and
obtrusive placement of signs and the reduction of clutter.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF BUFFALO GROVE, COOK AND LAKE COUNTIES,
ILLINOIS, as follows:
Section 1. The preceding WHEREAS clauses are hereby adopted by the Corporate
Authorities and made a part hereof.
Section 2. Variations are hereby granted to Sections 14.20.030, 14.20.070, 14.20.080
and 14.40.025 of the Village Sign Ordinance to the property legally described as follows:
That part of the northeast '/4 of the southeast '/4 of Section 30, Township 42 north, Range 11,
center line of Illinois Route 83 with the east line of said quarter quarter Section; thence south
along the east line of the northeast' /4 of the southeast i/4 aforesaid, 338.24 feet; thence west at
right angles to said east line, 520.00 feet; thence north parallel with the east line of said
quarter quarter Section, 493.65 feet, more or less, to the center line of Illinois Route 83;
thence southeasterly along the center line of said road, 542.73 feet to the point of beginning,
(except that part described as follows: Beginning at the intersection of the center line of
Illinois Route 83 and the east line of said southeast 1/4; thence northwesterly 543.22 feet along
said center line on an assumed bearing of north 73 degrees 11 minutes 03 seconds west, to
the Grantor's west property line; thence south 00 degrees 07 minutes 34 seconds west, 73.08
feet along the said west property line; thence south 73 degrees 11 minutes 03 seconds east,
parallel with the center line of said Illinois Route 83, 401.47 feet; thence southeasterly 153.64
feet along a tangential curve concave to the southwest and having a radius of 120.00 feet,
central angle 73 degrees 21 minutes 36 seconds; thence south 00 degrees 10 minutes 33
seconds west, 165.58 feet along the westerly right of way line of Arlington Heights Road as
per Document 1685014; thence southwesterly 39.27 feet along a tangential curve, concave to
the northwest and having a radius of 25.00 feet, central angle 89 degrees 59 minutes 41
seconds; thence south 89 degrees 49 minutes 46 seconds east, 75.13 feet to the east line of the
southeast '/4 of said Section 30; thence north 00 degrees 10 minutes 25 seconds east, 338.04
feet along said east line to the point of beginning), in Lake County, Illinois
for the purpose of replacing the Shell logo, Food Mart, Car Wash, and price information on
the ground signs; to replace the Shell Food Mart sign with an illuminated Food Mart sign on

and east (but not the west) elevations of the canopy.
Section 3. The variances are subject to the following conditions:
A. Signs are to be installed per the exhibits submitted with the application.
B. The west and south elevations of the canopy to have non - illuminated decals only.
Section 4. This Ordinance shall be in effect from and after its passage and approval.
This Ordinance shall not be codified.

13, 2005, and continuing for at least ten days
thereafter. Copies of such Ordinance were also
available for public inspection upon request in the
Office of Village Clerk.
