ORDINANCE NO. 2005- 32
GRANTING A VARIANCE FROM SECTION
14.32.040 OF THE BUFFALO GROVE SIGN CODE
Gateway Center (ECD -1500 LLC), 1500 Busch Parkway
WHEREAS, the Village of Buffalo Grove is a Home Rule Unit pursuant to the
Illinois Constitution of 1970; and
WHEREAS, Parvin Clauss Sign Company, on behalf of ECD -1500, LLC., the
owner of the property commonly known as 1500 Busch Parkway, and hereinafter legally
described, has requested a variation from Section 14.32.040 of the Village's Sign Code,
pertaining to For Rent, Sale, or Lease Signs, for the purpose of installing a leasing contact
information sign that exceeds the maximum permitted size; and
WHEREAS, the Zoning Board of Appeals has held a public hearing, received
testimony, prepared minutes, made certain findings and conclusions, and has made an
affirmative recommendation on said request for a variation; and
WHEREAS, the Corporate Authorities of the Village of Buffalo Grove hereby
determine and find that said variation is in harmony with the general purpose and intent of
Title 14, Sign Code, of the Buffalo Grove Municipal Code, and that (1) the requirement in
question would cause undue and unnecessary hardship to the sign user because of unique or
unusual conditions pertaining to the property, (2) the granting of the requested variance
will not be materially detrimental to the property owners in the vicinity, (3) the unusual
conditions applying to the specific property do not apply generally to other properties in the
Village, and (4) the granting of the variance will not be contrary to the general objective of
Title 14 of moderating the size, number and obtrusive placement of signs and the reduction
of clutter.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD
OF TRUSTEES OF THE VILLAGE OF BUFFALO GROVE, COOK AND LAKE
COUNTIES, ILLINOIS, as follows:

Section 1. The preceding WHEREAS clauses are hereby adopted by the Corporate
Authorities.
Section 2. A variation is hereby granted to Section 14.32.040 of the Buffalo Grove
Municipal Code to the property legally described as follows:
PARCEL A: LOTS 100, 101 AND 102 IN THE CORPORATE GROVE, BEING A
SUBDIVISION OF PORTIONS OF SECTION 26 AND 27, TOWNSHIP 43 NORTH,
RANGE 11, EAST OF THE THIRD PRINCIPAL MERIDIAN IN THE VILLAGE OF
BUFFALO GROVE, LAKE COUNTY, ILLINOIS RECORDED IN THE OFFICE OF THE
RECORDER OF DEEDS OF LAKE COUNTY, ILLINOIS AUGUST 22, 1984 AS
DOCUMENT NO. 2305059, IN LAKE COUNTY, ILLINOIS, AND
PARCEL B: LOTS 95, 96, 97, 98 AND 99 IN THE CORPORATE GROVE, BEING A
SUBDIVISION OF PART OF THE SOUTHWEST QUARTER OF SECTION 26 AND
PART OF THE SOUTH HALF OF SECTION 27, TOWNSHIP 43 NORTH, RANGE 11,
EAST OF THE THIRD PRINCIPAL MERIDIAN ACCORDING TO THE PLAT
THEREOF RECORDED AUGUST 22, 1984 AS DOCUMENT NO. 2305059, IN LAKE
COUNTY, ILLINOIS.
For the purpose of installing a leasing contact information sign that exceeds the maximum
permitted size on the real property commonly known as 1500 Busch Parkway, Buffalo
Grove, Illinois.
Section 3. This variance is subject to the conditions: (i) that the petitioner and
owner install the subject sign pursuant to the exhibits introduced to the Zoning Board of
Appeals during the public hearing thereon and the Findings of Fact and Conclusions
rendered thereon, (ii) that the base of the sign shall be landscaped, (iii) that the sign shall
be reviewed for status by the Zoning Board of Appeal at its January 2006 meeting.
Section 4. This Ordinance shall be in effect from and after its passage and
approval. This Ordinance shall not be codified.
