GRANTING A VARIANCE FROM SECTION 14.40.145
OF THE BUFFALO GROVE SIGN CODE
(Covington Investments, LLC, Lieberman Office Plaza, 355 West Dundee)
WHEREAS, the Village of Buffalo Grove is a Home Rule Unit pursuant to the Illinois
Constitution of 1970; and
WHEREAS, COVINGTON INVESTMENTS, LLC., 355 W. Dundee Road, has requested
a variation from Section 14.40.145 of the Village's Sign Code for the purpose of installing an off-
premises ground sign located at 345 W. Dundee Road (southwest corner of Dundee Road and
Golfview Terrace); and
WHEREAS, pursuant to that certain "Sign and Sidewalk License Agreement" dated
December 20, 1995, and recorded as document number 95896700 with the Cook Cook County
Recorder, COVINGTON INVESTMENTS, LLC. received certain rights to place a sign on the
property commonly known as 345 W. Dundee Road; and
WHEREAS, the Zoning Board of Appeals has held a public hearing, received testimony,
prepared minutes, made certain findings, and has made an affirmative recommendation on said
request for variation; and
WHEREAS, the Corporate Authorities of the Village of Buffalo Grove hereby determine and
find that, pursuant to Sign Code section 14.44.010.B., said variation is in harmony with the general
purpose and intent of the Village's Sign Code, and that (1) the section in question would cause undue
and unnecessary hardship to the sign user because of unique or unusual conditions pertaining to the
property, (2) the granting of the requested variance will not be materially detrimental to the property

owners in the vicinity, (3) the unusual conditions applying to the specific property do not apply
generally to other properties in the Village, and (4) the granting of the variance will not be contrary
to the general objective of the Sign Code of moderating the size, number and obtrusive placement
of signs and the reduction of clutter.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF BUFFALO GROVE, COOK AND LAKE COUNTIES,
ILLINOIS, as follows:
Section 1. The preceding WHEREAS clauses are hereby adopted by the Corporate
Authorities.
Section 2. A variation is hereby granted to Section 14.40.145 of the Village of Buffalo
Grove Municipal Code to the property legally described as follows:
Lot 3 in Covington III, being a resubdivision of Lots 1, 2 and 3 in Covington
Office Plaza, a resubdivision of part of the east half of the northeast quarter of
Section 8, Township 42 North, Range 11, East of the Third Principal Meridian,
in Cook County, Illinois.
Section 3. The specific variation is to allow an off - premises ground sign as depicted on the
exhibits introduced at the public hearing before the Village's Zoning Board of Appeals, including
without limitation, the revised plan dated June 10, 2003 by Sign -A -Rama.
Section 4. This Ordinance shall be in effect from and after its passage and approval. This
Ordinance shall not be codified.

Authorities of the Village passed and approved
Ordinance No. 2003 -50, entitled: An Ordinance
Granting a Variance from Section 14.40.145 of the
Buffalo Grove Sign Code which provided by its
terms that it should be published in pamphlet form.
The pamphlet form of Ordinance No. 2003 -50,
including the Ordinance and a sheet thereof, was
prepared, and a copy of such Ordinance was posted
in and at the Village Hall, commencing July 7, 2003,
and continuing for at least ten days thereafter.
Copies of such Ordinance were also available for
public inspection upon request in the Office of
Village Clerk.
