AN ORDINANCE AMENDING THE SPECIAL USE
AND PRELIMINARY PLAN
FOR THE ST. MARY'S SCHOOL ADDITION,
50 BUFFALO GROVE ROAD
IN THE R -1 DISTRICT,
VILLAGE OF BUFFALO GROVE,
COOK AND LAKE COUNTIES, ILLINOIS
WHEREAS, the Village of Buffalo Grove is a Home Rule Unit by virtue of the Illinois
Constitution of 1970; and,
WHEREAS, the St. Mary's property is zoned in the R -1 District with a Special Use for
church and school facilities, and said property (hereinafter referred to as the "Property ") is described
in EXHIBIT A attached hereto, which exhibit is made a part hereof, and which real estate is within
the corporate limits of the Village; and,
WHEREAS, St. Mary's has petitioned for approval of an amendment to the Special Use and
Preliminary Plan, including a request for a variation of the Village Zoning Ordinance concerning the
building setback along Buffalo Grove Road; and,
WHEREAS, St. Mary's proposes to construct a two -level addition of approximately
14,757 square feet to the school building on the Property pursuant to the following exhibits:

WHEREAS, the Buffalo Grove Plan Commission held a public hearing concerning the
proposed amendment to the Special Use and Preliminary Plan, including a variation of the Village
Zoning Ordinance concerning the building setback along Buffalo Grove Road, and the Plan
Commission recommends approval of said amendment to the Special Use and Preliminary Plan
and zoning variation pursuant to the exhibits attached hereto; and,
WHEREAS, the President and Village Board of Trustees after due and careful
consideration have concluded that the development of the Property on the terms and conditions
herein set forth would enable the Village to control development of the area and would serve the
best interests of the Village.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF BUFFALO GROVE, COOK AND LAKE COUNTIES,
ILLINOIS:
Section 1. This Ordinance is made pursuant to and in accordance with the Village's
Zoning Ordinance, Development Ordinance, and the Village's Home Rule powers. The
preceding whereas clauses are hereby made a part of this Ordinance.
Section 2. The Corporate Authorities hereby adopt a proper, valid and binding ordinance
amending the Special Use and the Preliminary Plan and approving a building setback variation as
depicted in EXHIBIT D attached hereto, subject to the following conditions:
A. A variation to Section 17.40.020.B. of the Village Zoning Ordinance
is hereby granted to allow a building setback in the east yard of the Property
varying from of 30 feet, 7 inches on the south portion of the building addition
to 31 feet, 6 inches on the north portion of the addition along Buffalo Grove
Road as depicted on EXHIBIT D attached hereto.
B. EXHIBIT E attached hereto shall be revised to comply with recommendations
of the Village Forester. A final landscape plan shall be submitted for review
and approval by the Village Forester prior to installation of new plant
materials.
C. Petitioner shall submit a color rendering of the proposed school building
addition as part of the building permit application confirming the exterior
materials and colors as depicted on EXHIBIT H attached hereto.

Section 3. This Ordinance shall be in full force and effect on and after its passage and
approval. This Ordinance shall not be codified.
