GRANTING A VARIATION FROM
SECTION 17.20.030 OF THE BUFFALO GROVE ZONING ORDINANCE
545 Patton Drive. 115A District
Air conditioner unit in corner side yard
WHEREAS, the Village of Buffalo Grove is a Home Rule Unit pursuant to the Illinois
Constitution of 1970; and,
WHEREAS, Michael B. Ray and Martha C. Ray, the owners of the property known as 545
Patton Drive, have requested a variation of the Buffalo Grove Zoning Ordinance, Section
17.20.030, to allow a replacement air conditioner unit to be installed in the same location as
the original air conditioner unit in the corner side yard; and,
WHEREAS, the Village Planning & Zoning Commission held a public hearing, received
testimony, prepared minutes, made certain findings, and recommended approval of said
variation by a vote of 8 to 0; and,
WHEREAS, the Corporate Authorities of the Village of Buffalo Grove hereby determine
and find that said variation meets the general purpose and intent of the Zoning Ordinance
pertaining to variations: (1) the plight of the owners is due to hardship and unique
circumstances and (2) the proposed variation will not alter the essential character of the
neighborhood.

THE VILLAGE OF BUFFALO GROVE, COOK AND LAKE COUNTIES, ILLINOIS, as follows:
Section 1. The preceding whereas clauses are hereby adopted by the Corporate
Authorities.
Section 2. A variation is hereby granted to Section 17.20.030 of the Zoning Ordinance of
the Village of Buffalo Grove to the following legally described real property:

Lot 56in Arlington Addition to Buffalo Grove, being subdivision in Sections 4and Si
Township 42 North, Range 11 East of the Third Principal Meridian, in Buffalo Grove, Cook
County, Illinois.
The variation allows the new air conditioner unit to be located in the corner side yard in
the same location as the original air conditioner unit that has been replaced, as depicted in
Exhibit Aand Exhibit B hereto.
Section 3. This Ordinance shall be in effect from and after its passage and approval.
This Ordinance shall not becodified.
